Choose a Johannesburg data center by measuring the routes your workload will actually use—not by the facility’s city label or a provider’s headline capacity. Map your user, cloud, exchange and partner endpoints; compare connectivity at the exact facility; then test latency, jitter and packet loss over the proposed carrier and cross-connect paths before signing.

Start with the endpoints, not the facility list

Latency depends on the route between your application and each dependency. A site’s location in Johannesburg, carrier-neutral status or presence at an internet exchange does not establish the latency your users or systems will experience.

Before contacting providers, list the locations and services the workload must reach: user networks, cloud regions, exchanges, payment systems, content platforms and partner services. Assign a latency budget to each important path. Include round-trip and one-way latency where relevant, plus jitter, packet loss and tail latency such as p95 and p99—not only an average.

Johannesburg-area options include Teraco facilities in Isando and Bredell, NTT JOH1 in Samrand, Equinix JN1 in Germiston, and colocation at the Johannesburg Stock Exchange (JSE). These are distinct locations and connectivity ecosystems, not interchangeable points on one network.

Shortlist facilities against your connectivity needs

Teraco Isando (JB1/JB3/JB5) Teraco describes Isando as a connectivity and interconnection hub. Its Johannesburg page lists 285+ network service providers, 50+ content providers, 160+ IT service providers, cloud on-ramps and direct NAPAfrica access. NTT JOH1, Samrand NTT lists 6,200 m² of server space, 12 MW of critical IT load, carrier-neutral connectivity, redundant meet-me rooms and N+1 UPS systems. NTT and INX-ZA announced a JINX node at JOH1 in September 2024. Equinix JN1, Germiston Equinix announced JN1 opened in October 2024. Its release described an initial phase of more than 20,000 sq ft and 700 cabinets, with a planned full build-out of 3,475 cabinets; it also described high-density capability and liquid-cooling implementation capability. JINX lists a node at JN1. Treat the full build-out as a plan, not delivered inventory.
JSE colocation The JSE says its colocation facility is next to its market infrastructure and that customers lease rack space for their own servers and storage. Its 2026 benefits document reports JSE-specific latency figures. Evaluate this option when the principal target is JSE markets, rather than assuming it is best for general application traffic.

For Isando, Teraco’s 285+ network-service-provider figure is a facility-page claim accessed in 2026, not a count of carriers available in every building or to every customer. Likewise, provider-wide capacity figures are not a quote, a guarantee of available rack power or proof that a requested cross-connect can be delivered on your timeline.

For JSE trading, assess the exchange’s own colocation

If your workload primarily targets JSE markets, include the exchange’s facility in the evaluation. In its 2026 benefits document, the JSE states: “Average round-trip Colocation network latency is sub 100 microseconds” and “Speeds currently display as little as 20 microseconds.” These are the JSE’s own figures for its colocation and network context—not independent comparative tests, and not a general benchmark for Johannesburg data centers.

Ask the JSE to define the measurement endpoints, network configuration and service conditions behind figures relevant to your deployment. Your application’s total response time also depends on processing and other network segments, not only the connection to the exchange.

Compare the routes and the workload fit

  • Exact interconnection: Request the carrier, exchange node, port, cloud on-ramp and cross-connect path available in the specific facility. Ask about port speeds, delivery lead times and physical entry-route diversity. A provider’s ecosystem-wide presence does not prove a service is available in your building or suite.
  • Measured performance: Test through the intended carrier and cross-connect arrangement from representative user, cloud and partner networks. Record the test period, carrier, protocol, direction, load, round-trip or one-way results, p50/p95/p99, jitter, packet loss and route stability. Separate network time from application processing time.
  • Power and cooling: Confirm cabinet or cage capacity, kW per cabinet, A/B feeds, power allocation, cooling method and density limits. High-density AI or accelerated workloads need explicit confirmation of liquid-cooling scope and heat-rejection capacity.
  • Resilience and operations: Review maintenance windows, generator and fuel arrangements, incident communications, remote hands, access controls, security certifications and recovery-site design. Test whether power, fiber routes and other failure domains are genuinely independent.
  • Commercial and service terms: Compare recurring and one-time charges, cross-connect fees, power billing, minimum commitments, SLA definitions and credits, exit terms and expansion lead times. Use written proposals and contract schedules rather than marketing uptime claims.

Use site separation carefully in disaster-recovery design

NTT and INX-ZA described JOH1 in Samrand as separate from the Isando data-center cluster and suitable for primary, secondary or disaster-recovery infrastructure. That is their positioning statement, not an independent assessment that any two deployments have independent failure domains. A second address alone does not establish independent power, fiber routes, operations or regional risk. Validate those dependencies in a design review and, where required, a recovery test.

Follow a procurement sequence that includes testing

  1. Define the workload: Set latency budgets and identify actual endpoints, including user networks, cloud services and data feeds.
  2. Request technical responses: Build a short list around those endpoints. Include JSE colocation if the workload directly targets JSE markets.
  3. Get the proposed topology: Ask each candidate for the exact carriers, exchange ports, cloud connections and cross-connect paths available to your proposed space.
  4. Run controlled route tests: Use representative networks and the intended routes. Record dates, carrier, protocol, direction, load and percentile statistics; distinguish network latency from application processing.
  5. Review facilities and failure domains: Check power density, cooling, availability, security and recovery design against documented workload requirements.
  6. Compare binding proposals: Review written pricing, SLA schedules and delivery timelines. Re-test after deployment to confirm the installed paths meet the requirement.

What a facility page cannot tell you

The cited provider and exchange pages establish selected facility attributes and operator claims; they do not provide an apples-to-apples, independently measured latency comparison across these Johannesburg options. Current inventory, exact connectivity availability, pricing, cross-connect lead times, workload eligibility and contractual service levels require confirmation from each provider. Do not rank facilities by presumed speed without tests using your routes and endpoints.
