To check Qatar property prices before making an offer, use the Ministry of Justice’s recent transaction bulletins and weekly sales data to see what has been recorded, then use its Al-Mothamin valuation app for an approximate estimate of the specific property. Treat both as pricing evidence—not as a guaranteed valuation. Before proceeding, verify the property’s registered details and ownership through the Ministry’s sale-transfer process; non-Qatari buyers should also confirm that the property is eligible under current ownership rules.
Start with official sales data, not asking prices
The Ministry of Justice (MOJ) publishes real-estate bulletins on weekly, monthly, quarterly, semi-annual and annual schedules. Its bulletins cover trading activity, including price indexes, municipality and regional activity, leading deals, transaction volumes and mortgage activity. The Ministry describes them as “the only official sources of real estate trading movement in the State”; that is the Ministry’s characterization of its own publications. MOJ Open Data
For a recent view, consult the Weekly Real Estate Sales Bulletin on Qatar Open Data. The Ministry of Justice is listed as publisher, and the dataset is updated weekly. Its published fields include registration_date, price_per_square_foot and property_value. It also includes an encrypted transaction number, not an openly identifying record of the parties or unrestricted access to the full registry file.
Use the registration date to judge how recent a sale is. It records registration, which is not necessarily the date the buyer and seller agreed on a price.

Compare transactions that resemble the property
A municipality-wide range can show broad market context, but it is not a direct comparable for a particular apartment, villa or plot. When the available records allow, compare sales in this order:
- Location: Start in the same neighborhood or district, then widen to the municipality if local examples are scarce.
- Property type: Compare like with like—such as apartments with apartments or land with land. A different asset type may have a different pricing basis.
- Area and price per square foot: Check both the recorded property value and unit price. Confirm that the area measure used for the subject property matches the measure behind the comparable figure.
- Registration date: Prefer the latest relevant sales, while remembering that registration may follow the date the price was agreed.
Do not turn a broad range or market total into a price estimate for an individual property. If the dataset does not provide enough detail to establish a close comparable, treat the evidence as context rather than a firm benchmark.

Use Al-Mothamin for an approximate property estimate
The MOJ’s real-estate valuation app, Al-Mothamin, offers a free estimate. Depending on the information available, you can enter a property or plot number, or request a default valuation by selecting a location—city, district, neighborhood and block—then entering land area, property type and number of shares. The app can show the location and a price-per-square-foot chart. MOJ mobile applications
The Ministry cautions that “the resulting value is an estimate and does not necessarily reflect the actual market value of the property.” Use the result as a second data point alongside relevant recorded sales, not as an appraisal guarantee or a substitute for checking the property itself.

What recent Qatar figures can—and cannot—tell you
Qatar News Agency reported the MOJ’s July 2026 bulletin on 17 August 2026. The bulletin recorded 485 real-estate transactions with QAR 1,859,383,090 in sale-contract trading. It also reported 114 residential-unit deals worth QAR 197,755,279. These are dated monthly totals, not current October 2026 figures or a price for a particular home. The same report gave municipality-level average price-per-square-foot ranges for July 2026:

| Al Rayyan | 347–462 |
| Umm Salal | 336–423 |

| Al Khor and Al Dhakira | 240–384 |
| Al Shamal | 260–464 |
| Al Shahaniyah | 169 |
These municipality figures summarize a wide spread of transactions and property characteristics. They do not establish the value of a specific unit; use neighborhood-level and property-type matches where possible. Qatar News Agency, 17 August 2026
Verify the exact property before committing
Price comparisons do not confirm that a seller’s description, title or ownership is correct. The MOJ’s Transfer of Ownership by Sale service lists checks of the property or unit data, status, registry record and owners. It also lists the original title deed and proof of payment among required documents.
