To check mobile signal before renting or buying, use an official coverage map to screen the address, then test your own phone and intended network inside the property. Maps predict coverage; they cannot guarantee service in a particular room. Test calls, texts and data separately, and compare another network if reliable reception is essential.
1. Screen the address with an official coverage map
United Kingdom: Ofcom Map Your Mobile
Use Ofcom’s Map Your Mobile checker and inspect each candidate network separately. Ofcom’s 2025 update provides separate indoor and outdoor predictions and, where data is available, local coverage information at 50-metre-square resolution; the previous checker used 100-metre squares everywhere. It also shows a postcode-district performance score based on crowdsourced user experience. These are different kinds of information: neither predicts whether a particular flat or room will work reliably.
The checker’s predictions come from mobile operators’ computer models of how signals travel. Ofcom says the models are generally reliable but may not reflect conditions on the ground. Buildings, foliage and other local details can affect reception, and coverage information is updated periodically, with updates aiming for about every three months. United States: FCC map
The FCC mobile map represents expected availability outdoors or in a moving vehicle, not indoor reception at a specific address. FCC challenge tests must also be conducted outdoors or in a vehicle; an indoor test is not a valid challenge. You can still test indoors for your own rental or purchase decision, but do not treat that personal test as an FCC challenge.

2. Test the property itself
A map is only a screening step. At the viewing, use the handset and active plan you expect to use in the property. Walk through the rooms that matter—such as bedrooms, a home office and lower floors—and test from more than one position. Try ordinary calls, SMS where practical, and a representative mobile-data task separately. If your schedule permits, repeat at different times.
This is a practical way to account for indoor and network variability, not an official test standard. The regulators do not prescribe a number of calls, minimum test duration or pass/fail threshold. A data task that works does not establish that calls or SMS will work reliably.
You can ask a resident or property contact about their experience, but treat it as anecdotal context: their network, phone and plan may differ from yours. If you need to check another network, Ofcom suggests trying a pay-as-you-go SIM or a SIM-only monthly option rather than committing to a long contract. Confirm that the SIM uses the underlying network you want to test and that your handset is unlocked and compatible.

3. Compare results that match your needs
Bars alone are not a reliable verdict. Ofcom notes that signal strength is only one factor in service; congestion, interference, buildings, trees, local network capacity and handset capability also matter. Its 2025 update says no signal-strength threshold guarantees coverage and connectivity all the time.
For a useful comparison between rooms, properties or networks, keep a simple log:
- Location: room and floor.
- Service: network and underlying operator, handset model, and whether Wi-Fi was on.
- Conditions: date and time of the test.
- Results: whether a call connected and stayed clear, whether SMS sent and arrived, and how a representative data task performed.
This log is a practical comparison aid, not a published formal test. Prioritize the service you depend on: if you need work or emergency calls in a particular room, test calls there; if messaging or data matters most, test those directly too.

Why indoor reception can differ from the map
Mobile signals can weaken as they pass through a building, and the result depends on the construction and where you are inside. Ofcom identifies thick or traditional stone walls, slate roofs, metal window frames, ceilings, pillars, basement rooms, newer glazing and insulation materials as factors that can affect reception. Nearby hills and large buildings can also matter. The radio path may cross different numbers and types of walls or windows depending on the room and your position.

Ofcom explains that indoor signal is difficult to predict because uncertainty in the outdoor forecast is compounded by unknown building materials and the user’s position. Compare networks, not just mobile brands
Retail brands do not always operate their own radio networks. Ofcom’s UK FAQ lists examples of virtual operators using the EE, Vodafone, Three or O2 networks. That can help you identify which underlying network a temporary SIM would test, but operator relationships are market-specific and can change. Check the current network used by the provider before relying on a comparison.

Providers can perform differently at the same address. If an on-site test shows that your current network is unreliable, testing a different underlying network may be more useful than repeating map checks for the same one.

Wi-Fi calling
Some providers let compatible phones make calls over home broadband. Ask whether your provider, plan and handset support it, and whether SMS is supported. It depends on functioning broadband and may not help visitors who cannot join the home Wi-Fi.

A femtocell is a small device that connects through broadband and the provider’s network. Availability and charges vary, so ask the provider whether one is offered and suitable for your account.

Repeater
A repeater uses outdoor mobile signal to improve reception inside and works best where outdoor reception is good. In the UK, use is subject to applicable Ofcom rules. Consult current official guidance rather than assuming a generic booster is legal or compatible.
A different network
If testing confirms that another network works better in the rooms you use, switching providers may be the simplest remedy. Check the underlying network and your handset’s compatibility before changing service.
These options do not all provide the same thing. Wi-Fi calling and femtocells depend on broadband, while a repeater depends on usable outdoor mobile signal. If visitors, broadband outages, SMS or another specific use matter, check whether the proposed option supports it instead of assuming it replaces native mobile coverage.
