For cash flows on irregular dates, use XNPV with each amount matched to its date. A company DCF also needs a cash-flow forecast, a compatible discount rate, a terminal value, and—if you want value per share—a bridge from enterprise value to equity value.
Choose NPV or XNPV based on cash-flow timing
The right Excel function depends on when the cash flows occur, not just how many there are. Microsoft’s NPV documentation assumes equally spaced cash flows at the end of each period. Its XNPV documentation covers cash flows that are not necessarily periodic and discounts them using their actual dates.

Calculate present value with NPV
Arrange the cash flows
Put the valuation-date cash flow in its own cell, then place future cash flows in chronological order in a separate range. For example, if B2 contains the initial investment and B3:B7 contains year-end cash flows for years 1 through 5, the future-flow range is B3:B7. NPV interprets the first value in that range as one period from now—not as a time-zero amount.
Enter the formula
For a discount rate in B1, use:
=B2+NPV(B1,B3:B7)
This adds the time-zero amount in B2 to the present value of the future cash flows. If B2 is an investment outflow, enter it as a negative number; Excel will include its sign in the result. In general, the pattern is =initial_cash_flow+NPV(discount_rate,future_cash_flow_range).

Microsoft explicitly instructs users to add a beginning-of-first-period cash flow to the NPV result instead of placing it among the function’s values. The discount rate and period must also match: use a rate per year for annual periods, for example. (Microsoft Support, NPV function.)
Calculate present value with XNPV
Pair each amount with its date
For irregularly timed cash flows, enter the amounts in one range and their corresponding dates in another. Keep the two ranges the same length, with each amount aligned to the date on which it occurs. A typical formula is:

=XNPV(discount_rate,cash_flow_range,date_range)
XNPV requires at least one positive and one negative value, and the date and value arrays must match. It uses the dates to calculate elapsed time, applying a 365-day year; use an annual discount rate consistent with that convention. (Microsoft Support, XNPV function.)
Check the result against Microsoft’s example
Microsoft’s XNPV example uses a 9% rate and dated cash flows of −$10,000, $2,750, $4,250, $3,250, and $2,750; the documented result is $2,086.65. That is an illustration of the function’s calculation, not a recommended discount rate or a valuation conclusion.

Build a company DCF beyond the Excel function
NPV and XNPV calculate present value for the amounts and timing you provide. They do not create a company forecast or decide whether its assumptions are reasonable. A company valuation needs projected cash flows, a discount rate suited to those cash flows, and a value for cash flows beyond the explicit forecast period.
Forecast free cash flow and choose a matching rate
A common firm-valuation approach forecasts unlevered free cash flow to the firm (FCFF) and discounts it using the weighted average cost of capital (WACC). Other DCF formulations require a discount rate consistent with the cash flow being valued. CFA Institute’s 2026 Free Cash Flow Valuation refresher discusses deriving free cash flow to the firm (FCFF) and free cash flow to equity (FCFE) by adjusting earnings and operating cash flow. Do not mix a cash-flow definition with an incompatible rate.

Estimate terminal value
If the explicit forecast covers only a finite number of years, the model generally needs a terminal value for cash flows after that period. Two approaches discussed in the Corporate Finance Institute’s DCF-model tutorial are perpetual growth and an exit multiple. These are valuation assumptions, not directly observed facts. State the forecast horizon, discount rate, and terminal assumptions, and examine how changes to them affect implied value.
Distinguish enterprise value from equity value
In an FCFF model, discounting projected cash flows produces an estimate of enterprise value. To reach equity value per share, make the appropriate adjustments for items such as debt and cash, then account for the share count. The exact bridge depends on the model’s cash-flow formulation and the company’s circumstances; the Excel function alone does not supply it.

Check the model before relying on its output
- Timing: Confirm that you used NPV for equally spaced period-end flows or XNPV for irregularly dated flows.
- Time zero: Keep a valuation-date amount outside NPV’s values range and add it to the result.
- Alignment: For XNPV, verify every cash flow is matched to its date and both ranges have the same number of entries.
- Units: Match the rate to the cash-flow period and convention.
- Valuation assumptions: Identify the forecast horizon, discount rate, terminal-value method, and key assumptions; test the sensitivity of the result to changes.
- Output: Label the result as present value, enterprise value, equity value, or value per share as appropriate. These are not interchangeable.
Excel’s mechanics can be checked against Microsoft’s function documentation; a particular DCF’s valuation still depends on its forecast and assumptions. The formulas do not establish a company-specific fair value or investment recommendation.
