Use an authorized MLS or listing-provider feed—not a consumer listing page—as the source of truth. For a reliable scheduled pipeline, request the provider’s RESO Web API where available, pull records changed since your last successful modification timestamp, follow the provider’s pagination, and upsert by its stable listing key. The provider’s agreement, metadata and rate limits determine what you may collect and how often.
Choose an authorized source before building the job
Real estate listing access is market-specific. In the United States, ask the relevant MLS or an approved provider for API access and credentials. RESO defines standards; it does not sell listings or issue access credentials. Its explicit statement is: “RESO does not provide MLS real estate data, property records or access to the APIs of other organizations.” Access and permitted use come from the organization that supplies the data.
For U.S. MLS data, look for the MLS’s RESO-certified Web API where available. RESO’s certification page, updated September 28, 2026, reports 484 functioning MLS systems in the United States and says at least 90% of MLSs in the industry have RESO-certified Web API services. Those industry figures do not guarantee that a specific MLS offers access to your business, geography or intended use.
In Canada, REALTOR.ca DDF provides authenticated RESO/OData access to Property and related listing resources; brokerage-owner permissions control access. Other approved commercial sources may also fit. Zillow documents APIs for property details, postings, valuation, mortgage, reviews and directories, but approval and branding and display requirements apply. Compare the actual agreement and feed, rather than assuming that an API listing means open access.

RETS is a deprecated transport and is no longer supported by RESO. Where your provider offers it, use the modern RESO Web API instead; confirm the migration path with the provider rather than assuming an old RETS login works with a Web API.
Understand what RESO standardizes—and what it does not
The RESO Web API follows REST design, OData V4, JSON, OAuth, metadata and live queries. The RESO Data Dictionary standardizes concepts and field semantics for resources such as Property, Member, Office and Media. This makes a consistent downstream model more practical across feeds, but it does not make local data identical: a field may be unavailable, named or populated differently by a provider, or withheld by your agreement. Inspect the actual endpoint metadata and ask the provider about local extensions.
RESO compatibility is not a data license. Before storing or showing any field, confirm the agreement’s rules for internal analytics, public display, attribution, photographs, historical retention, derived fields and redistribution. Store only what your access and use terms allow.

Design a scheduled incremental sync
Do not download every listing on every run if the provider supports change queries. Persist a high-water mark—the latest successfully processed ModificationTimestamp—and request records changed after a slightly earlier point. The overlap helps tolerate clock differences and boundary timing; deduplication makes rereading safe. RESO describes replication as an ongoing request for the most recent changes, and its Web API supports replication and queueing-oriented capabilities.
- Backfill a bounded slice. Start with an agreed geography, status and date window. Keep the initial load within provider limits and paginate until the provider indicates there are no more results.
- Record stable identity. Save the provider’s listing key and modification timestamp. Use the feed’s actual key field; do not assume a key name is universal.
- Schedule incremental pulls. A 5–15 minute cadence is an example only, and is suitable only if the provider permits it and it meets your freshness needs. Choose the interval from its rate limits and your freshness SLA.
- Overlap and deduplicate. Re-read a small recent time window and upsert by listing key, with timestamp checks to prevent an older response from overwriting newer data.
- Reconcile periodically. Pull a wider authorized window to detect missed updates, and process removals or deletion indicators using the provider’s documented method.
- Keep raw and normalized records separate. Archive the permitted provider payload for debugging and replay, then map approved fields into your application model.
- Track state transitions and media. Apply changes to active, pending, sold or withdrawn statuses and media only as the feed and license permit; do not infer deletions from a record simply being absent in an incremental response.
Example: a generic OData polling pattern
The following Python example illustrates the parts your integration owns: querying from a stored timestamp, following OData next links, and advancing the timestamp only after the complete run succeeds. Configure the endpoint, resource path, authentication token, key field and timestamp field from your provider’s documentation and metadata. OAuth token issuance and provider-specific filters are intentionally not guessed here. Install the dependency with python -m pip install requests, provide the environment variables, and adapt the two field names if your feed differs.

Confirm that your feed uses the OData JSON response shape shown, its timestamp filter accepts the submitted format, the key is unique in the selected scope, and next links are followed as documented. Add provider-specific OAuth refresh, field normalization, deletion handling, rate-limit behavior and secret management before production. If the provider’s local timestamp precision differs, retain sufficient precision and preserve the overlap.

Make the job observable and recoverable
A scheduled task that exits successfully is not necessarily a healthy sync. Record enough run data to tell whether it queried the right interval, consumed all pages and advanced safely. Keep secrets out of logs and never log restricted listing fields unnecessarily.
- Log run start and finish, endpoint/resource, filter window, pages requested, rows received and rows upserted.
- Record rejected or unmapped fields, API status and error details, retry count, elapsed time and the resulting watermark.
- Alert on a late run, repeated watermark, unexpected zero-row result, sustained error responses or a large change in page volume.
- Keep a dead-letter queue for malformed records and a replayable raw-payload archive, subject to retention terms.
- Make upserts idempotent so retrying a page or replaying a record does not create duplicates.
Handle limits, retries and data-quality edge cases
Pagination and rate limits
Follow the provider’s continuation link or documented paging mechanism until the collection is exhausted; do not assume a fixed page size or that a short page means completion. Respect per-client limits, concurrency rules and any guidance in response headers. If a run cannot finish within the allowed window, resume safely from the provider’s continuation mechanism or retry the overlapping interval rather than advancing the watermark past unprocessed records.
Transient errors and authentication
Retry transient network failures and server-side HTTP failures with exponential backoff and a cap, adding jitter when multiple workers may retry together. Respect a provider’s retry instructions. Stop and alert on authentication or authorization failures instead of repeatedly sending a bad token. Refresh OAuth credentials according to that provider’s process; OAuth is part of the standards-based pattern, but token endpoints and lifetimes are provider-specific.

Equal timestamps, clock skew and out-of-order updates
Use an overlap and deduplicate by stable identity and modification time; equal timestamps may occur, so a timestamp by itself is not a record key. If two versions share timestamp precision, use provider guidance or a source revision field when available. Commit the new watermark only after every page and database update succeeds. A periodic wider reconciliation is useful because a successful request can still miss changes caused by timing or interrupted runs.
Missing fields, status changes and removals
Check metadata instead of treating a missing field as an empty value or assuming it exists in every market. Preserve explicit nulls and status transitions according to your normalized model. A disappeared listing may reflect a filter boundary, permission change or provider behavior; only delete or mark removed when the provider’s documented signal supports that action.

Estimate operational cost and freshness
For listing ingestion, the meaningful cost drivers are the provider’s access fees or usage terms, request volume, storage, processing and the engineering needed to meet your freshness and recovery requirements. An incremental pull typically avoids repeatedly transferring unchanged records, but it does not guarantee a particular cost or response time. Ask the provider about rate limits, pagination, support and uptime commitments, then size your schedule to the permitted service level.

Separate ingestion lag from downstream indexing or display lag so an apparently current API poll does not conceal delayed updates elsewhere.
Use a provider comparison checklist
When evaluating two or more authorized feeds, compare them on the same dimensions rather than assuming common RESO terminology means equivalent service:
- Coverage by geography and MLS, and any brokerage or user eligibility rules.
- Authorization and licensing for each planned use, including retention, display, attribution, photos and redistribution.
- Freshness guarantees or observed update cadence, plus incremental query and removal behavior.
- Field and media completeness in the actual resource metadata for your market.
- Request limits, page size, continuation behavior, concurrency and support escalation.
- Uptime/support commitments and the total cost of access, storage and operations.
The appropriate endpoint depends on geography, brokerage relationship, required freshness and allowed use. Validate these details with the provider before treating a feed as interchangeable with another one.
