The steam gives up heat to rooms, condenses into water, and that condensate drains back to the boiler—by gravity or with mechanical return equipment. The exact arrangement matters: one-pipe systems carry steam and condensate through the same radiator connection, while two-pipe systems keep supply and return separate.
The path heat takes through the building
- The boiler makes steam. It heats water until it becomes steam, which supplies the building’s heating system.
- Steam travels through distribution piping. Mains and branch pipes carry it from the boiler plant to radiators or other emitters. The system also includes piping and equipment for returning condensate.
- Emitters warm occupied spaces. Steam enters a radiator or other heat emitter and transfers heat to the surrounding room. As it cools, it condenses into water.
- Condensate returns to the boiler. Water drains back through return piping, either by gravity or with pumps and other mechanical equipment, depending on the system’s layout and elevations.
Air must also be managed so steam can reach the emitters. The way air and condensate leave the radiator depends on whether the system is one-pipe or two-pipe.
How to distinguish one-pipe and two-pipe steam

One-pipe steam is described as common in older buildings, but age alone does not establish which arrangement a particular property has. A building inspection is needed before choosing parts or planning maintenance. What vents, traps, and return piping do
Air vents in one-pipe systems
Air vents release air from the radiator and connected piping, allowing steam to move into the emitter. Because condensate uses the same connection to drain back, the shared piping must also provide a path for water to return.

Traps in two-pipe systems
In a two-pipe system, the trap at an emitter lets air and condensate pass into the return while keeping steam out of that piping. A faulty trap can interfere with the intended separation, so trap condition is one part of a broader system check.
Condensate return
Return piping brings condensed water back to the boiler. Some systems rely on gravity; others use condensate pumps or related equipment. Returning hot condensate can reduce water and operating costs because it needs less heating than incoming make-up water, according to the U.S. Department of Energy’s Federal Energy Management Program.

Maintenance that supports reliable operation
The Department of Energy recommends a routine program that checks steam traps and steam lines for leaks, promptly repairs or replaces faulty traps, and keeps steam and condensate piping properly insulated. It also recommends tuning the boiler at least once per operating year, treating the water and routinely checking boiler-water chemistry, maintaining condensate pumps, and inspecting boiler surfaces on both the water and fire sides. The recommendations are in the DOE’s Best Management Practice #8: Steam Boiler Systems.
Water hammer, leaks, cold or uneven emitters, and repeated need for make-up water warrant professional diagnosis. These symptoms do not, by themselves, identify a failed part: possible causes depend on the installed system and can involve drainage, traps, vents, the boiler, or return piping. The New York City primer advises involving qualified service providers for building upgrades.

Why the installed layout should guide repairs
One-pipe and two-pipe systems handle steam, air, and condensate differently. A component intended for one arrangement may not suit the other, and even buildings that look similar can have different piping and return equipment. Have a qualified professional identify the system and inspect its condition before selecting replacement parts or recommending changes.
