What should you budget for wall removal?
Angi and HomeAdvisor publish different ranges because their estimates group project conditions differently. Treat them as planning bands, not as a single national price.

Why structural work costs more
A partition can often be removed without replacing a load path. A load-bearing wall alteration needs a designed support arrangement—such as a beam or header and suitable bearing points—so the structure above remains supported. Wall appearance alone cannot establish whether it is structural; have a qualified professional assess it before demolition.

Factors that can move the price
- Stories and location: Work in a multilevel home can require more involved support and access than a single-level project.
- Opening size and position: A wider opening or one in a more demanding location may require a different support design.
- Wall construction: Concrete or masonry openings can require additional structural support, such as a steel header.
- Utilities: Electrical, plumbing, or HVAC lines in the wall may need relocation.
- Access, demolition, and disposal: Difficult access and debris handling can add labor and cost.
- Restoration and hidden conditions: Drywall, flooring, ceilings, trim, painting, and unexpected conditions may be outside the initial scope.
What engineering and beam estimates mean
Angi reports $200–$1,400 for a structural engineer’s report, with around $500 as a typical figure. HomeAdvisor gives $350–$800, also with an average around $500. These are guide estimates; request a written local fee proposal that states what the engineer will assess, design, and document.
Angi lists material costs of approximately $3–$12 per linear foot for LVL and $6–$20 per linear foot for steel. Those figures cover beam material, not the installed project. The engineer’s design—not a generic price-per-foot comparison—determines the appropriate beam and support arrangement.

How to compare contractor estimates
Ask each contractor to quote the same written scope and itemize what is included. A low number may omit engineering, permits, utilities, or finish restoration.
- Engineer assessment, drawings, and design responsibility
- Temporary protection and support during demolition
- Beam or header, bearing supports, and installation
- Demolition, debris removal, and disposal
- Electrical, plumbing, or HVAC relocation
- Permit and inspection fees, including who obtains approvals
- Drywall, floor, ceiling, trim, and painting restoration
- Responsibility and pricing for concealed or unforeseen conditions
For each bidder, check licensing, insurance, bonding, references, and experience with structural removals. Ask about the schedule, potential effects on floors, the crew’s safety plan, utility conflicts, and how changes will be priced if hidden conditions appear.

Permits and safety: confirm locally before work
Structural changes commonly require a local building permit and inspections, but the building department determines the rules for your address. Before work begins, clarify with the contractor and municipality who submits plans, obtains the permit, and schedules inspections. Do not begin demolition based on a visual guess about whether a wall carries load, and do not select or size a beam yourself.
