A mortgage broker can simplify a home loan by helping you work out what you need, find and compare loans from lenders they can access, and handle paperwork through settlement. The broker is an intermediary—not the lender—and their recommendations cover only the lenders and products available to them. You still need to check the costs, features, fees and the broker’s compensation before choosing.

What a mortgage broker does

A broker helps connect a borrower with home loan options; the lender provides the money and decides whether to approve the application. The US Consumer Financial Protection Bureau puts the distinction simply: “A broker does not lend money.” CFPB consumer guidance describes the broker as someone a borrower can use to find different lenders or mortgage loans.

In practical terms, a broker may help you clarify your goals, estimate what you can afford to borrow, identify loan options, explain rates, features and fees, prepare an application, and manage the process through settlement. That can reduce the amount of searching and coordination you do yourself, but it does not guarantee approval or a particular saving. How a broker can make the process easier

Turn your needs into a shortlist

Before looking at loans, a broker can help distinguish must-haves from preferences: for example, whether you need flexible extra repayments, an offset account, or a fixed rate. They can use your circumstances and borrowing goals to identify options worth investigating, rather than leaving you to start with a broad list of products.

Explain differences between loan offers

Rates alone do not show how a loan will work in practice. A broker can explain fees, repayment arrangements, and product features, as well as how those details fit your needs. Ask the broker to explain why a recommendation suits you and what alternatives they considered; in Australia, Moneysmart says the broker should present more than one option and explain its costs and operation.

Help with the application and settlement

A broker may help assemble and submit application information and coordinate steps with the lender as the loan progresses. This can make the process more manageable, especially when several documents or follow-ups are involved. The lender remains responsible for assessing the application and making the lending decision.

Understand the limits of the broker’s search

A broker’s comparison is only as broad as the lenders and products they can access. A lender panel or accreditation arrangement may exclude parts of the market, so a recommendation is not automatically a comparison of every available loan.

  • Ask which lenders and product ranges the broker can access.
  • Ask which lenders they cannot access, and whether the panel has meaningful gaps for your needs.
  • Request alternative options and an explanation of why the recommended loan is preferred.
  • Consider checking offers directly with lenders outside the broker’s panel if you want a broader comparison.

The US Federal Trade Commission likewise cautions consumers not to assume a broker has found the best deal simply because the broker can save time or show offers from several lenders. FTC mortgage-shopping guidance encourages borrowers to compare terms themselves.

Compare the whole loan, not just the rate

When you have actual offers, compare their full costs, repayment structure, conditions and features. In Australia, Moneysmart recommends requesting a Key Fact Sheet for the loan amount you are considering and reviewing the personalized comparison rate as well as the headline interest rate.

What to compare Questions to ask
Total cost What are the interest rate, personalized comparison rate (Australia), fees and total repayment over the relevant loan term?
Repayments and rate risk What is the repayment amount, and can it change if a fixed, introductory or adjustable rate ends or resets?
Useful features Can you make extra repayments? Is there an offset or redraw facility, and what fees or restrictions apply?
Exit and switching conditions Are there break costs, early repayment charges, switching costs, or other conditions that matter if your plans change?
Eligibility and availability Does the lender offer the product to borrowers in your circumstances, and is it within the broker’s accessible panel?

For US borrowers, the CFPB recommends comparing at least three offers and reviewing the loan term, rate structure, payment, fees, points, and whether payment amounts may change. That is US consumer guidance, not an Australian rule. CFPB guidance on comparing mortgage offers provides a framework for that comparison.

Ask how the broker is paid

Broker compensation varies by jurisdiction and by arrangement. In Australia, Moneysmart says lenders generally pay commissions, brokers must disclose commission information, and a broker may also charge the consumer directly. If you may pay a direct fee, ask for it in a written quote and make sure you understand when it is due. Ask whether the broker’s compensation differs between lenders, too, so you can understand any relevant incentive when weighing a recommendation.

Check the broker and the local rules

Australia

Australian mortgage brokers are subject to a statutory best-interests duty under the National Consumer Credit Protection Act 2009. The framework also requires a broker who knows, or should reasonably expect, that a conflict of interest exists to give priority to the consumer’s interests. This is an Australian legal protection, not a universal rule. Moneysmart advises borrowers to check that a broker is licensed to give credit advice or is a representative of a licensee, using ASIC’s Professional Registers Search. The legislation source is the National Consumer Credit Protection Act 2009, version dated 22 May 2024.

The CFPB and FTC guidance cited here explains broker roles, loan comparison and consumer fees, but does not establish one nationwide US equivalent to Australia’s statutory best-interests duty. State and federal requirements can vary, so check applicable local rules rather than assuming Australian protections apply.

A practical checklist before you proceed

  1. Write down your loan must-haves, preferences and repayment priorities.
  2. Ask the broker for their accessible lender list, any important exclusions, and more than one suitable option.
  3. Ask why the recommended loan fits your needs and what alternatives were considered.
  4. Request a written explanation of broker commissions and any consumer-paid fees.
  5. Compare the offers’ total costs, repayment risks, features and conditions—not just the headline rate.
  6. Verify the broker’s credentials in the relevant jurisdiction and make your own final choice.
