When does the offer-to-closing clock start?

The clock generally starts once the offer is accepted, but acceptance and a final contract are not always the same milestone. Freddie Mac explains that the written offer becomes final when both parties sign it. For planning purposes, check the contract’s effective date and the specific closing date it establishes.

What happens between an accepted offer and closing?

Several workstreams often proceed at the same time. The buyer responds to the lender’s underwriting requests, schedules an inspection, and arranges homeowner’s and title insurance. The lender orders an appraisal, while title or settlement work and closing logistics are handled by the relevant providers. What happens in the final days?

For the mortgage process described by the Consumer Financial Protection Bureau (CFPB), the buyer must receive the Closing Disclosure at least three business days before closing. That is a review window near the end of the process, not an estimate for the transaction as a whole. Review the disclosure promptly and raise questions with the lender or closing provider (CFPB: What is a Closing Disclosure?; page last reviewed April 3, 2024).

At closing, the parties review and sign documents and transfer funds. The settlement or closing provider then submits relevant transfer documents for recording as part of finalizing the ownership transfer (CFPB’s closing process).

What can delay the closing date?

  • Outstanding financing requirements: Missing documents, unanswered lender requests, or loan approval that is not ready can put the target date at risk.
  • Inspection, appraisal, or contingency issues: Findings may lead to further discussion, renegotiation, or a decision not to proceed under the contract’s terms.
  • Calendar and local logistics: Rate-lock expiration, closing-provider availability, and local practices all matter. The CFPB notes that closings can be busier near month-end and that who conducts closing varies by state (CFPB’s closing process).
  • Changes to the offer terms: A seller may counter an offer, including by changing the requested closing date. The written offer becomes final when both parties sign (Freddie Mac’s “5 Steps to Success Before Closing Day”).

How to keep the transaction on schedule

  1. Confirm the signed contract’s dates. Identify the agreed closing date and all financing, inspection, appraisal, and other contingency deadlines.
  2. Ask the lender to verify the timeline. Provide requested documents promptly and ask whether underwriting, appraisal, and loan approval can meet the contract date.
  3. Coordinate inspection and insurance early. Arrange access and appointments, and ask the lender or closing provider what information or coverage is needed.
  4. Confirm who is conducting closing. Depending on the state, an attorney, title settlement agent, or escrow agent may conduct or coordinate it; ask that provider about availability and any local steps.
  5. Review the Closing Disclosure as soon as it arrives. Use the required three-business-day window to check the terms and resolve questions before the appointment.

For a specific purchase, the contract and the professionals handling the loan and settlement are more useful than a general range. An attorney, title settlement agent, or escrow agent may conduct or coordinate closing depending on the state (CFPB’s closing process).

Does a cash purchase close faster?

The official guidance cited here does not establish a reliable cash-purchase timeline or quantify how much faster cash closes than a mortgage-financed purchase. A cash transaction does not follow the same mortgage underwriting process, but its closing date still depends on the contract, due diligence, title work, parties’ readiness, and local closing logistics. Do not assume a particular number of days; ask the closing provider for an estimate based on the transaction.
