I built the calculator to estimate a fixed-rate mortgage’s monthly principal-and-interest payment in the browser, without needing a server to perform the calculation. But “client-side” describes where the calculation runs; it does not, by itself, prove that a deployed page sends no data elsewhere. Without verified code and network behavior, “100% private” is too strong a promise.

Here’s what a useful mortgage calculator should calculate, what its result leaves out, and what must be checked before making a privacy claim.

What the calculator estimates

A standard fixed-rate mortgage payment is determined by the amount borrowed, the loan term, and the interest rate. The calculator’s core result should be labeled principal and interest (P&I): principal repays the amount borrowed, and interest is the lender’s charge. The Consumer Financial Protection Bureau (CFPB) gives a reference example of $477 per month in principal and interest on a $100,000 mortgage over 30 years at 4%. That is a worked example published in 2024, not a current rate or offer. CFPB: How do mortgage lenders calculate monthly payments?

A broader monthly housing estimate may include costs beyond P&I. The calculator should show which figures come from the user and which are excluded rather than imply that its P&I result is the full cost of owning a home.

Cost How it relates to the estimate
Principal and interest Calculated from loan amount, term, and interest rate.
Property taxes and homeowners insurance Often included in a total monthly payment through escrow. Amounts vary; enter estimates rather than treating them as fixed calculator outputs.
Mortgage insurance May apply depending on the loan. Include a user-supplied estimate if the calculator supports it.
HOA or condo dues May be part of the household’s monthly housing cost, but are often paid separately from the mortgage payment.
Repairs and maintenance Important ownership costs to budget for, but not part of the mortgage payment itself.

For affordability planning, it also recommends accounting for other costs and seeking estimates from relevant providers: CFPB: How can I figure out if I can afford to buy a home and take out a mortgage?

How to interpret the result over time

For a typical fixed-rate mortgage with scheduled payments, the combined P&I amount stays level. Its composition changes: earlier payments go more toward interest, while later payments go more toward principal. That predictable P&I schedule does not make every part of a homeowner’s monthly budget fixed. Escrowed taxes and insurance can change; property taxes, in particular, may rise or fall. Treat any such calculator inputs as estimates, not guarantees.

What “client-side” means—and what it does not prove

In a client-side calculator, the browser runs the calculation on the user’s device. A server does not need to receive the loan amount, rate, or term just to compute P&I. A page can also store entered values in the browser, but storage location is only one part of privacy: it does not establish that page code, analytics, or embedded third-party resources never transmit those values.

MDN documents two common browser storage options. Their persistence differs, but neither choice settles whether a page makes network requests or shares inputs with other code.

Storage option Persistence Privacy and performance consideration
sessionStorage Scoped to an origin and a browser tab; cleared when that tab closes. Useful for temporary state. Its use does not prove that scripts or requests cannot access or transmit entered values.
localStorage Scoped to an origin and persists after the browser closes and reopens. Convenient for saved scenarios, but values remain on the device until removed. Web Storage operations are synchronous, which can affect responsiveness when handling large amounts of data.

See MDN’s documentation on the Web Storage API and client-side storage. A user who does not want scenarios retained should be told whether the page saves them and how to clear them.

What must be verified before calling a calculator private

The calculator’s title and use of browser storage are not enough to substantiate an absolute privacy claim. To support a claim that financial inputs stay on the device, verify the complete deployed page—not just the formula—including its dependencies and network behavior.

  • Confirm where the calculation runs and whether loan inputs or results are included in any network request.
  • Check for analytics, third-party scripts, embedded resources, and other code that could receive entered values.
  • Determine whether the page writes scenarios to browser storage, which storage type it uses, and whether state persists between visits.
  • Explain how users can clear any saved values and what happens when they close the tab.

Without those checks, the accurate description is that the calculation runs in the browser—not that the entire deployed experience has been proven to keep every financial detail private.

Use estimates for planning, then compare official loan offers

A calculator is a planning aid, not a lender’s offer or Loan Estimate. When comparing actual offers, review the total monthly payment alongside lender costs, lender credits, and cash to close. Separate lender-controlled charges from estimates for taxes and insurance: a lower estimate for those costs does not mean the loan itself is better. Use the CFPB’s Loan Estimate comparison guidance to evaluate offers.
