A construction slowdown usually reaches building-products earnings first through fewer orders and lower shipment volumes, then through weaker margins as fixed costs are spread across less output. The impact is uneven: exposure to new homebuilding, commercial construction, roofing replacement, repair and remodeling, and infrastructure varies by company, so a decline in housing starts is not a complete measure of demand.

How a construction slowdown reaches company earnings

Fewer starts and projects reduce orders

Builders and contractors may order fewer materials or delay purchases when projects slow. Housing starts are an important indicator for many residential products, but they do not capture every market a supplier serves. Louisiana-Pacific says U.S. housing starts correlate with demand for many of its products; starts should therefore be treated as a useful signal, not a direct measure of all building-products demand. Louisiana-Pacific’s SEC filings discuss the indicator.

Builders FirstSource reported that its net sales fell 12.1% year over year in the fourth quarter of 2025, primarily because of a below-normal starts environment. That is an example of how weaker residential activity can appear in a supplier’s sales; it is not an industry-wide estimate.

Lower throughput can magnify the earnings decline

Many manufacturers and distributors have costs that do not fall in step with unit volume. If fewer units move through plants or distribution networks, fixed expenses are allocated across fewer sales, reducing operating leverage. In the same fourth quarter, Builders FirstSource’s adjusted EBITDA decreased 44.3% year over year, primarily due to lower gross profit, and its adjusted EBITDA margin fell 470 basis points. The company cited lower gross margins and reduced operating leverage as drivers. These adjusted, company-reported metrics show why earnings can contract faster than revenue, but they do not establish that every supplier will respond similarly.

Prices, product mix, and input costs also matter

Volume is only one part of the earnings picture. Selling prices, commodity movements, product mix, and the timing of input-cost changes can widen or narrow the gap between revenue and costs. A company can therefore report lower sales because it shipped less, because average selling prices changed, or because its mix shifted—or a combination of these. Separate those effects before attributing an earnings change to construction demand alone.

Why companies in the same sector can diverge

End markets do not move together

New residential construction, commercial building, roofing replacement, repair and remodeling, and public infrastructure are distinct demand pools. A weak new-home market may coincide with steadier replacement work or infrastructure activity. In its 2025 results outlook, Owens Corning described pressure in residential new construction and discretionary remodeling while expecting North American non-residential activity to be stable. CRH likewise described subdued residential new-build conditions alongside resilient repair and remodeling and infrastructure-supported demand. These were company outlooks for their stated markets and periods, not guarantees of future results.

Diversification can cushion weakness, but cannot erase it

Product and end-market diversity may soften the effect of a downturn when some segments hold up better than others. Carlisle said healthy re-roof activity was more than offset by continued softness in commercial new construction. Westlake reported sales and earnings growth in its housing and infrastructure products mix during lower North American residential construction activity, with infrastructure demand supported in part by spending including data centers. These examples show different exposures, not a promise that diversification will protect earnings.

The figures below describe specific companies and periods. They are not directly comparable in every respect: firms may use different fiscal calendars, segment definitions, and adjusted or non-GAAP measures.

Louisiana-Pacific, six months ended June 30, 2026 versus the same 2025 period Siding sales volume was 804 million square feet versus 935 million; total OSB sales volume was 1,468 million square feet versus 1,704 million. Reported shipment volumes declined in both cited product categories; volume figures do not by themselves explain price, mix, or earnings effects.

How to assess a slowdown’s effect on a particular supplier

  1. Identify its end markets. Check how much exposure the company has to new residential building, commercial and institutional work, roofing replacement, repair and remodeling, and infrastructure. Do not infer all demand from housing starts.
  2. Separate volume from price and mix. Read sales and shipment disclosures alongside average selling prices, product mix, commodity changes, acquisitions, and currency effects where reported. Those factors can move revenue independently of underlying project activity.
  3. Examine margins and cost response. Compare gross profit and operating or EBITDA margins over the same periods. Look for evidence of reduced operating leverage, production cuts, or cost adjustments rather than assuming lower volume translates into a fixed earnings decline.
  4. Check inventory and channel timing. Destocking, restocking, production changes, and shipment timing can make company-reported sales differ temporarily from demand at the project level.
  5. Keep financing and capital allocation separate. Interest expense, debt, capital spending, and share repurchases can affect earnings per share or cash flow without being direct effects of construction demand.
  6. Compare like periods and metrics. Confirm fiscal calendars, geography, segment scope, and whether a figure is reported or adjusted. Company-defined volume, adjusted EBITDA, and housing-start measures may not be equivalent across firms.

What the evidence can—and cannot—show

Company releases provide concrete examples of how weaker construction conditions can affect sales, volume, and margins. They do not establish one industry-wide causal estimate or show that a given decline was caused solely by the slowdown. Market mix, pricing, input costs, inventories, acquisitions, currency, and financing can all shape reported results. Outlooks are time-specific and may change as conditions evolve.
