Reports put the value of EdgeConneX-associated data-center filings in Cedar Creek, Texas, at $5.8 billion. The available records reviewed here do not show a single calculation that reconciles that exact total. They describe several filing groups at different FM 535 addresses, with construction estimates that are not evidence of money spent, completed buildings, energized power, or operating capacity.

What the $5.8 billion figure means—and what it does not

$5.8 billion is a reported headline aggregate, not a verified sum that can be reproduced from the project values described in the available records. The sources identify multiple groups of proposed buildings, but do not establish which filings were included in the headline or explain any additional amounts or adjustments.

The distinction matters: a filing’s estimated construction value is a planned-project figure. It does not show that the developer has spent that amount, that construction is underway or complete, or that the facility has power or is operating.

Which Cedar Creek filing groups are reported

The filings discussed below are associated with different project numbers and addresses along FM 535. They should not be treated as one campus total without a clear rule for which buildings and entities count.

This amount is secondary tracker reporting; the cited item does not establish a tenant, IT load, or schedule.
EDCAUS31/32 6543 FM 535. Data Center Dynamics reports two buildings at 577,000 square feet each. Data Center Dynamics, August 27, 2026 $700 million each, with a reported October 2026–December 2028 construction window. The dates are scheduled estimates, not evidence of actual construction status. The report says the filing itself does not explicitly establish the EdgeConneX association; it relies on prior local reporting and the naming convention.

Why the listed amounts do not verify $5.8 billion

The reported figures do not add up to the headline on their own. Four buildings in the EDCAUS11–14 overview at $700 million each produce a simple total of $2.8 billion. Adding the tracker’s $1.2 billion for EDCAUS15/16 and the reported $1.4 billion for EDCAUS31/32 gives $5.4 billion—not $5.8 billion.

That arithmetic is only a comparison of reported estimates, not a verified campus valuation. The sources do not explain whether the headline includes other filings, uses a different set of buildings, or applies an adjustment. Until the included records and calculation are clear, the precise $5.8 billion total remains unreconciled.

Capacity, ownership, and nearby projects remain separate questions

No disclosed IT capacity for these filing groups

The cited summaries do not provide IT load or power capacity for the newer EDCAUS filing groups. Bastrop Fiber also cautions that capacity reports for multiple Cedar Creek clusters can conflict and says the newer filings’ power capacity is not disclosed. AUS01 figures do not describe the Cedar Creek filings

Public records do not resolve the EDCAUS11/12 entity relationship

For EDCAUS11/12, Texas AI Docket says the building filings name Burr Computer Environment Inc. as property owner. A separate registry entry names EdgeConnex MCN Austin Property 5, LLC as owner of record and EdgeConnex MCN Austin Operations 5, LLC as occupant/operator. What to check before treating the headline as a project total

  • Which project numbers and street addresses are included in the $5.8 billion figure?
  • Does the total sum filing estimates, and are all amounts stated on the same basis?
  • Are the projects legally or operationally connected, or merely nearby filings associated with the same developer?
  • Have later records confirmed construction, expenditures, power delivery, or operating status? Filing values and scheduled dates alone do not answer those questions.
