Choose an enterprise-owned data center when the control and customization you need justify building, staffing, and maintaining the facility. Choose colocation when you want to keep ownership of your servers but prefer to rent space and rely on a provider for facility infrastructure. Neither is automatically cheaper: Uptime Institute’s 2025 survey found respondents reporting lower costs with both options, as well as rough equivalence.
What is the difference between a data center and colocation?
An enterprise-owned data center is a facility the company sets up, operates, and equips. The company purchases and maintains the hardware and takes responsibility for the facility. Ownership can support internal risk management and customization, but requires setup spending, staffing, and ongoing operating costs. Relying on one facility can also create a single-site risk. AWS explains the distinction between on-premises, colocation, and cloud data centers.
A colocation facility is a third-party data center where a business rents space for its own servers, racks, and other computing hardware. The provider typically supplies facility security and support infrastructure, such as cooling and network bandwidth. The business retains its hardware, rather than renting the computing infrastructure itself. Fixed monthly housing costs and lower ongoing maintenance work may help, but costs can rise as the business expands, and facilities may not be available in every desired geography.
Cloud is a separate option: cloud services rent infrastructure as well as space. Colocation rents facility space for customer-owned hardware. Those models therefore differ in hardware ownership and operational responsibility.

How to choose between owning and colocation
Compare the options for the same workload, location, capacity, resilience needs, and expected growth. Uptime Institute frames the decision around capability, risk posture, operating model, and strategic priorities, with cost as an important but not sole factor. Its January 2026 public overview describes a normalized comparison model but does not provide enough detail to reproduce its assumptions or report a business-specific result.
1. Set your control and customization requirements
List what your facility design, security, and operating procedures must support. Ownership may give you more room to customize and manage risks internally. With colocation, you depend on the provider for facility infrastructure and need to understand what the arrangement supports.

2. Compare full lifecycle costs
For ownership, account for building or facility costs, power, cooling, staffing, maintenance, equipment, redundancy, and planned capacity growth. For colocation, compare the actual space and service charges, power and other contract costs, hardware, and expected expansion. A fixed monthly colo charge can aid planning, but does not establish lower total cost. Use comparable assumptions over the period that matters to your business.
3. Match the operating model to your capabilities
Determine whether your company can staff and maintain facility systems or would rather rent facility support. Relevant systems include power equipment, UPS, backup generators, ventilation and cooling, fire suppression, and security. Colocation shifts some facility work to the provider; it does not mean the customer gives up responsibility for its servers.

4. Evaluate resilience and outage risk
Start with the business impact of an outage, then assess the design required to avoid unacceptable single points of failure. One enterprise data center can be a high-risk point of failure, but choosing colocation alone does not guarantee resilience. Evaluate the specific facility and your own architecture.
5. Check geography and growth plans
Map customer locations, latency requirements, target regions, and future capacity against available colocation sites and the practicality of building. Colocation can help distribute hardware closer to end users, but facilities may be difficult to source in all desired regions.

Is colocation cheaper than owning a data center?
There is no universal cost winner. Uptime Institute’s December 2025 report, Cost Comparisons: Enterprise Data Centers vs Colocation vs Cloud, summarizes its 2025 Data Center Spending Survey. The survey ran from September 22 to October 31, 2025 and received 850 responses. For the question comparing respondents’ own data centers with colocation, the sample was 231:

The report’s listed response categories do not add to 100%, so no unreported category should be inferred. These figures are respondents’ perceptions, not audited costs, a controlled comparison, or a forecast for an individual company. The survey included people in varied digital-infrastructure roles and sectors. Its useful lesson is that organizations report different outcomes; your own comparison needs actual workload, capacity, operating, and pricing assumptions.

A practical rule of thumb
- Lean toward ownership if distinct control or customization needs are central, your company can operate the facility, and a like-for-like lifecycle analysis supports investing in its own capacity.
- Lean toward colocation if renting space and facility support fits your operating model, the locations and capacity you need are available, and the contract and service costs work under the same lifecycle assumptions.
- Compare by workload if neither choice clearly wins. A hybrid arrangement or cloud services may suit some workloads; assess cloud separately because it rents infrastructure as well as space.
For a business-specific recommendation, the decisive inputs are its workload profile, location, capacity and utilization path, resilience and compliance requirements, facilities capability, and actual build and colocation bids.
