An owned data center gives your organization control of both the facility and its IT equipment. Colocation lets you keep ownership and control of your servers while renting space and sharing facility infrastructure in a third-party data center. The better fit depends on total cost, power and cooling needs, staffing, capacity, location, connectivity, and how much facility control you require; there is no universal cost winner.
What changes when you choose colocation?
Colocation is not the same as handing your compute workloads to a cloud provider. In a typical colocation arrangement, your organization supplies its own servers and other hardware, then places them in rented space inside a facility owned or operated by another company. Equinix describes colocation as placement of an organization’s hardware in rented space and says customers retain ownership and ultimate control of their servers: Equinix’s colocation overview.
The provider supplies some combination of facility services, which may include power, cooling, communications, and security. The contract determines what is included, how power is metered and billed, what support is available, and what service levels or exclusions apply. Do not assume every colo quote includes the same services.
Which option is cheaper?
Neither model is reliably cheaper for every organization. An owned facility can involve major investment and ongoing responsibility for building systems, power, cooling, maintenance, and operations. Colocation shifts facility responsibilities into a commercial agreement, but your organization still has to account for its servers, migration, contracted services, power charges, staffing, and future expansion.

Uptime Institute’s December 2025 cost-comparison report found differing opinions among enterprise owner/operators who compared their own data centers with colocation: 28% of that subgroup (n=231) said workload provisioning was cheaper in colocation, while 42% said it was cheaper in their own data center. These are respondents’ reported perceptions, not measured savings or a prediction for a particular buyer. The survey ran from September 22 through October 31, 2025, and included 850 industry respondents overall; subgroup results are narrower. See the Uptime Institute cost-comparison report.
Build a comparison over the same planning period and workload assumptions. Include facility investment and operations, power and cooling, staff, hardware, migration, expansion, and contract charges. Request site-specific quotes and make sure each option is priced against the same capacity and resilience requirements; the survey does not establish a utilization threshold at which owning becomes cheaper.

Compare the options against your requirements
| Decision area | Owned data center | Colocation | What to verify |
|---|---|---|---|
| Control | You own and operate the facility as well as your IT equipment. | You retain ownership and control of your servers, while the provider controls the facility. | Decide whether server control is enough or whether you need authority over building systems and facility operations. |
| Cost and financing | Account for facility investment, operations, power, cooling, staffing, and expansion. | Account for space and facility-service charges, metered power, your hardware, staffing, and migration. | Compare full costs over a consistent time horizon; confirm exactly what the colo rate includes. |
| Power and cooling | You are responsible for providing and operating the facility systems. | The provider supplies facility infrastructure under the agreed service framework. | Establish current and future capacity, rack density, cooling needs, metering, and charges. |
| Resilience and maintenance | You define and operate the design and maintenance approach. | The site has a facility design and service scope that must meet your requirements. | Review maintenance windows, redundancy, fault capabilities, remedies, and the specific site. |
| Capacity and growth | Expansion depends on your facility plans and ability to deliver capacity. | Capacity depends on provider availability at the location and the contract. | Ask how quickly capacity can be delivered and whether it supports planned growth or AI workloads. |
| Energy and sustainability | You can manage facility efficiency and sourcing directly. | Efficiency and energy sourcing depend on the provider and site. | Validate efficiency and renewable-energy claims, including their measurement boundaries. |
| Location and connectivity | You select the facility location and arrange network access. | You select among provider locations and available connectivity options. | Check proximity to users, networks, and partners, plus any applicable location requirements. |
How much should a tier rating influence the decision?
Uptime Institute’s Tier classifications address facility maintenance, power, cooling, and fault capabilities. A tier label can help frame a resilience discussion, but it does not by itself establish that a particular site, service package, or contract meets your needs. Review the actual design and service scope, and confirm the maintenance approach, fault capabilities, and contractual remedies directly. See the Uptime Institute Tier Classification System.
When an owned data center may fit
Investigate ownership when direct control of the facility and its systems is important and your organization can justify the investment and operate the infrastructure. The relevant question is not simply whether you have enough servers: it is whether control, capacity, location, and operating responsibilities justify owning the facility across your planning horizon.

When colocation may fit
Investigate colocation when you want to keep your server hardware but do not want to own or operate the facility that houses it. Provider offerings and available capacity vary by location, so compare specific sites and contracts rather than treating colocation as a uniform service.
- Confirm the exact location, usable power, density, cooling, and resilience characteristics.
- Clarify connectivity, support scope, contract term, power metering, service levels, and exclusions.
- Check how the provider can accommodate growth and whether the facility’s energy claims meet your requirements.
Equinix’s decision framework also calls out scalability, AI workload support, energy efficiency, renewable sourcing, and power usage effectiveness as considerations; these are prompts for evaluation, not guarantees about any particular provider or site. See its data center decision tree.

Keep public cloud as a separate comparison
Public cloud changes more than the facility arrangement: it is a separate service model from owning servers in a facility or placing your own servers in colocation. Uptime Institute’s 2025 survey reported that, among respondents who directly compared colocation with public cloud, 47% (n=154) said provisioning workloads was cheaper in colocation and 29% said it was cheaper in public cloud. Those subgroup perceptions do not answer the owned-data-center-versus-colocation question, and they are not individualized cost estimates. The distinction between colocation and public cloud is also described in Equinix’s overview and the Uptime Institute report.
What to prepare before requesting quotes
- Define the workload: list current and planned server capacity, power draw, density, cooling needs, growth rate, and connectivity requirements.
- Set facility requirements: specify resilience, maintenance expectations, location constraints, and any energy or sustainability criteria.
- Choose the control boundary: decide whether your team needs control of facility systems or only of its hardware and configurations.
- Request comparable costs: ask providers to itemize space, power, cooling, connectivity, support, contract term, and other charges. Estimate equivalent facility, staffing, and operating costs for ownership.
- Review obligations and exit options: check service levels, exclusions, remedies, expansion terms, migration responsibilities, and the practical cost of leaving or changing capacity.
If you are deploying physical servers, a server rack cabinet may be relevant to the hardware setup, including in a colo facility. Select equipment only after confirming dimensions, load capacity, cooling requirements, and the facility’s permitted configuration; no particular rack model is established as necessary here.
