Possibly—but Fawley Waterside Limited has not proposed a confirmed data-centre-only campus. Its emerging plan is for up to 143,000 square metres of mixed employment and commercial floorspace at the former Fawley Power Station site in Hampshire. Data centres are one potential use within a broad digital-industry category; their number, size, power demand, operators and tenants have not been disclosed.

What is proposed for the former Fawley Power Station site?

Fawley Waterside Limited’s emerging masterplan is an employment-led redevelopment of the former power station on the western side of Southampton Water. The developer currently describes up to 143,000 square metres of floorspace across energy, digital, maritime, commercial and start-up uses. The proposal is a mixed campus, not a disclosed data-centre development with a fixed building count or capacity.

The proposed uses include storage and commercial buildings, waterfront-related maritime activity and flexible units for start-ups. The developer also says it plans to retain selected structures, including the former canteen, security building and turbine hall basement. These are elements of an evolving proposal and remain subject to planning. Fawley Waterside Limited’s project information describes the masterplan and consultation.

Data centres are one possible digital use

The developer uses “digital industries” as a broad category that may include data centres, AI and advanced computing, software and cybersecurity. It says the outline application will establish the range of potential uses, while the precise mix would be decided at reserved-matters stage. The developer’s consultation information puts the status plainly: “Data centres are one of the potential uses being considered.”

Data Center Dynamics (DCD) reported on 5 October 2026 that the number and size of any data centres had not been shared. Its report notes site plans depicting three large buildings and several smaller ones, but does not say those buildings are all data centres. That plan detail should not be treated as a data-centre count. DCD’s report covers the potential digital-sector development.

What is known—and not known—about the data-centre component?

The available project information establishes data centres as a possible use, not a committed facility. It does not identify a data-centre operator or tenant, quantify IT capacity or electrical demand, or specify cooling and water requirements. The former power station’s historic generating capacity is not evidence of power available to a new development.

What is the planning status and expected timetable?

As of 7 October 2026, the project is at pre-application consultation stage, not approved and not yet a submitted outline application. The developer says its second public consultation runs from 29 September to 18 October 2026. It anticipates submitting an outline application to New Forest District Council in late autumn 2026, with a committee decision expected in spring 2027. Those are forecasts, not completed planning milestones. The developer’s consultation information sets out the current engagement and anticipated timetable.

How the current plan changed

Fawley Waterside Limited says it revised the proposal following an earlier consultation in June and July 2026, reducing the proposed floorspace from approximately 190,000 to 143,000 square metres. It reports 235 attendees at consultation events, 170 completed feedback forms and more than 2,000 website visits. These figures are the developer’s account of its engagement.

The developer also describes a proposed permissive footpath linking Fawley and Calshot, a possible crossing on the B3053, dark-sky-conscious lighting, landscape and habitat measures, and flood-defence improvements. These are proposed features, not completed works or independently verified outcomes.

How does the site fit its local context?

The site is in Hampshire, on Southampton Water—not the former power station site at Cambois, Northumberland. The New Forest National Park Authority’s July 2026 proposed local-plan review describes Fawley Waterside as a Solent Freeport tax site with a dedicated dock and a focus on marine innovation, port-centric manufacturing and energy. The review says the site lies partially within the National Park. This is draft planning-policy context, not a decision on the emerging application. The Authority’s local-plan review page provides that context.

The current proposal follows an earlier residential-led Fawley Waterside scheme announced in 2017. DCD reports that the developers shelved that £1 billion proposal in 2024 after saying it was “not financially viable.” That historical project and figure are separate from the present employment-led plan; no current project investment value is established in the cited materials.

What should residents and prospective users watch for next?

The outline application and its supporting documents should make the proposal more concrete. In particular, they will matter for distinguishing data centres from other digital and employment uses and understanding how any facilities would affect infrastructure and the surrounding area.

  • Whether and when the outline application is submitted and validated.
  • The proposed use mix, floorspace, site layout and any specific data-centre building count.
  • Any disclosed data-centre capacity, electricity demand, grid connection arrangements, cooling design and water requirements.
  • Whether a named operator or tenant is identified.
  • Environmental assessments, public representations, planning decisions and any conditions.

Until those details are available, it is accurate to describe data centres as a possibility within a proposed mixed-use redevelopment—not as a confirmed campus.
