Choose the provider whose data product matches your fields, geography, property type, freshness requirements, licensing terms and request volume. ATTOM is the strongest starting point for broad U.S. property records, ownership, transactions and valuation research. RentCast is a practical option for property and rental estimates, comparables, listings and market data, with a documented free allowance. Zillow Group offers a catalog of real-estate APIs and datasets, but access depends on the specific product and whether you qualify as a public or partner user.
Those are provider-documented capabilities, not an independent accuracy ranking. Validate each candidate with representative addresses and the exact customer-facing use you plan to support.

Start with the data product, not the brand
Property characteristics and assessor records
If your application needs parcels, building characteristics, assessed values or tax-related fields, begin with a provider that documents assessor coverage in your launch counties. ATTOM says its Property V2 data originates in county public records and proprietary algorithms. Its guide lists approximately 153 million assessor records, updated daily Monday through Friday. Those are ATTOM-published approximate figures, not an independent count or accuracy measure.
Ownership, deeds and transaction history
Ownership and recorder data require a different validation exercise from listing search. Check whether the provider exposes the deed or transaction events you need, how far back history extends, and how ownership entities are represented. ATTOM’s guide lists approximately 436 million recorder records with a Monday-through-Friday update cadence. Confirm the exact fields and county behavior before promising a uniform experience.

Automated valuation and rental estimates
AVMs and rent estimates are modeled outputs, not official sale prices. ATTOM documents an AVM dataset of approximately 93 million records with monthly updates. RentCast documents value and rent estimates, comparable properties and aggregate market data. Compare error handling, update timing and the explanation your users will see; do not present either provider’s estimate as a guaranteed valuation.
Active sale and rental listings
Listing coverage is especially market- and property-type-dependent. RentCast states that its listings are not retrieved directly from MLS and reports targets of at least 96% coverage for certain residential property types in all 50 U.S. states and at least 90% for five-or-more-unit commercial multifamily. It does not offer listing coverage for office, retail, industrial, manufacturing, agricultural and other non-residential commercial properties. Treat those percentages as provider-reported targets and test the cities, listing types and status transitions your product will display.
Specialist and enrichment data
For a narrow requirement, a specialist may be more appropriate than a general property feed. Categories identified in ATTOM’s February 25, 2026 vendor overview include Reonomy for commercial analytics, Cotality for mortgage and risk analytics, ICE Data Services, AirDNA and Mashvisor for short-term-rental or investment analysis, ClimateCheck for climate risk, Google Maps for mapping and geocoding, and the U.S. Census American Community Survey for demographic enrichment. These are category leads, not an independently verified ranking. Review each provider’s current product documentation and terms.
Provider details and trade-offs
ATTOM: broad records and valuation building blocks
ATTOM’s Property V2 guide describes basic and expanded property profiles, history, property search, sales comparables, AVMs and related resources. The documented provenance is important: “The data provided in the Property V2 API is derived originally from county public records and proprietary Attom algorithms.” That statement explains source lineage; it does not guarantee identical coverage or accuracy in every county.

The same guide lists approximately 22 million historical foreclosure records with daily Monday-through-Friday updates. Because these counts and schedules are vendor-published, record the retrieval date and verify the fields in your own target counties. The older Property API documentation warns that property detail from public county records varies by county, so design your schema to tolerate missing or differently normalized fields.
RentCast: estimates, comps and listings with a small free allowance
RentCast documents more than 150 million property records and endpoints for assessments, owners, value and rent estimates, comparable properties, sale and rental listings and aggregate market data. It says more than 500,000 records and listings are updated daily and that updated data is available without caching delays. Those are vendor claims; measure freshness for the specific field that drives your product.
The documented free plan allows up to 50 requests per month, useful for a proof of concept or coverage checks rather than production traffic. Review the governing terms for storage, derived calculations, display and redistribution before shipping a customer-facing feature.
Zillow Group: a catalog whose access is product-specific
Zillow Group’s official developer portal says it has close to 20 APIs and datasets spanning mortgage, MLS, public data, Zestimates and transactions. That is a discovery route, not a promise that every developer can call every endpoint. Confirm eligibility, authentication, geographic scope, permitted display and storage, rate limits and deprecation policy for the exact API or dataset you select.

How to evaluate coverage before committing
- Write a field-level specification. Separate assessor attributes, ownership, transactions, AVMs, rents, active listings, comparables, neighborhood data and specialist signals. Mark each field as required, useful or optional.
- Build a representative address set. Include urban and rural addresses, multiple ZIP codes, recently sold properties, rentals, multifamily buildings and properties with incomplete records in every launch market.
- Test property-type boundaries. Run residential, five-or-more-unit multifamily and any commercial types you intend to support. A provider’s residential coverage statement should not be generalized to office or industrial inventory.
- Measure freshness and history. Record the newest transaction or listing date returned, update latency, historical depth and behavior when a field is absent. Repeat the test after a normal update cycle.
- Check access mechanics. Confirm credential issuance, endpoint version, JSON or XML formats, pagination, request limits, retries, webhook or batch options and migration notices.
- Read the license for your delivery model. Ask whether you may store raw responses, create derived scores, display values to end users, redistribute records, retain historical snapshots and combine the data with another provider. Obtain written clarification for ambiguous clauses.
- Model total cost. Include baseline calls, refreshes, failed requests, retries, bulk jobs, enrichment calls and overages. A free allowance is a trial limit, not automatically a production plan.
Designing a reliable integration
Normalize without destroying provenance
Store the provider, retrieval timestamp, source field and original value alongside normalized values. Keep an explicit “unknown” state instead of converting a missing county field to zero. Preserve listing status and event dates so downstream users can distinguish a current value from a historical one.
Use caching only when the contract permits it
Cache policy is a licensing question as well as a performance question. Set expiration by field volatility, but follow the provider’s retention and display terms. Keep a refresh queue for records approaching expiration and a dead-letter path for addresses that repeatedly fail.
Handle partial and conflicting results
An address can have a parcel record but no active listing, or an estimate without a recent comparable. Return partial success with field-level status rather than failing the entire page. When two sources disagree, expose the source and timestamp or apply a documented precedence rule; never silently blend values.
Protect credentials and personal data
Keep API keys on the server, restrict them by environment where the provider supports it, redact them from logs and rotate them after suspected exposure. Ownership and transaction responses can contain sensitive information. Limit internal access, define retention, and ensure your public response contains only fields your license allows you to show.

Cost, performance and reliability planning
Estimate calls per property, refresh frequency and expected monthly active properties before comparing plans. Separate interactive requests from background refreshes, batch work where the provider supports it, and add exponential backoff for transient failures. Track status codes, latency, empty-result rates and field-level completeness by geography. A provider’s published record count or update cadence is not a substitute for these application metrics.
For a pilot, use the smallest representative address set and the documented RentCast allowance of up to 50 requests per month, or request a trial arrangement from another provider. Before launch, obtain current production pricing and overage terms directly from the provider because prices, packages and eligibility can change.

Common selection mistakes and fixes
- Choosing by record count: replace the headline number with field-level tests in launch counties.
- Assuming MLS access: verify the listing source, rights and update behavior; RentCast explicitly says its listings are not pulled directly from MLS.
- Using an estimate as a fact: label AVMs and rent estimates as estimates and retain their timestamp.
- Ignoring commercial exclusions: test office, retail, industrial and agricultural addresses separately; residential targets do not cover them.
- Building around an endpoint before reading terms: settle storage, display, redistribution and derived-work rights first.
- Failing silently on county variation: preserve missing values, expose partial results and monitor completeness by county.

Can I combine ATTOM, RentCast and Zillow data in one product?
Possibly, but permission is contract-specific. Obtain approval for storing, matching, deriving and displaying combined records, and keep source and timestamp metadata for every value.
What should I do when a provider has no record for an address?
Return a documented no-match or partial result, verify address normalization and geocode separately, then test another provider only if its license and field definitions fit the use case.
