If you’ll leave a mountain home empty through freezing weather, choose one of two plans before you go: keep dependable heat on with water in the pipes, or have the plumbing properly shut off and drained. Neither a low thermostat setting nor turning off the main water valve is automatically safe for every home. The right plan depends on the pipe layout, heating and sprinkler systems, local conditions, length of absence, and your insurance policy.

Choose a heated home or a properly drained plumbing system

Start by deciding whether water will remain in the home’s plumbing. If it will, the house needs reliable heat, power, fuel, and a way to detect problems while you are away. If the home will be unheated or vacant for an extended period, ask a licensed plumber whether domestic plumbing and related equipment should be shut off and drained. Simply closing the main valve does not remove water trapped in pipes, fixtures, or equipment.

Option A: Keep the home heated

Travelers recommends keeping the furnace running when water pipes are not drained and gives 55°F or higher as its guidance. It also recommends servicing the heating system, confirming fuel availability, arranging someone to check the home and fuel, and considering temperature and water-flow sensors with monitored alerts. These are insurer recommendations, not a guarantee against freezing or a universal setting for every mountain home. Travelers’ guidance for homes left during winter explains its recommendations.

Other guidance illustrates why you should not treat one thermostat setting as a rule for all homes. Bellevue advises keeping an away-home at no lower than 55°F, while Massachusetts insurance guidance recommends no lower than 60°F for certain intermittently unoccupied homes with hot-water heat, along with a low-heat alarm. The Massachusetts guidance describes different precautions for a home unoccupied throughout winter. Option B: Shut off and drain plumbing

If you plan to leave the property unheated, or will be away for a long time, have a licensed plumber assess whether the domestic plumbing, fixtures, and water-heating equipment need to be shut off and drained. Travelers notes that a plumber can confirm lines are drained, including by blowing compressed air through pipes. The needed work depends on the system: wells, pumps, appliances, filters, boilers, hydronic heating loops, and fire sprinklers may each require separate attention.

Before operating a valve, establish what it supplies. A main-water shutoff may also disable fire sprinklers: Bay Valley Water District warns that shutting off water deactivates a home sprinkler system. Complete these checks before leaving

  1. Locate and test the main water shutoff. Find it before severe weather and identify what systems depend on that water supply. Bay Valley Water District provides winterization guidance; the City of Fort Collins Utilities also advises knowing how to shut off water. Fort Collins Utilities: Residential Water Conservation
  2. Prepare outdoor faucets. Disconnect garden hoses, then shut off and drain outdoor faucets or spigots as appropriate for their design. Fort Collins Utilities and Travelers include these precautions in their guidance. Travelers’ winterization guidance
  3. Identify exposed pipes. Check pipes along exterior walls and in crawl spaces, attics, garages, and other unheated locations. Insulate vulnerable sections using products according to their directions. The EPA and utilities recommend protecting pipes in cold or unheated areas. EPA: Winter Weather and Indoor Air Quality
  4. Commit to one plumbing plan. Decide whether water will remain in the pipes or whether a plumber will drain the system. If the home has a well, boiler, hydronic heat, sprinklers, or equipment whose requirements you do not know, get professional advice before changing valves or power.
  5. If keeping water in the pipes, make heat dependable. Arrange heating-system maintenance, verify power and fuel arrangements, and set up someone local to check the heating system and fuel while you are gone.   6. Set up alerts as a backup. A compatible low-temperature alarm or leak/water-flow monitor can notify you of a developing problem, but it does not provide heat, stop a leak, or replace a local visit.   7. Review the insurance policy. Ask your insurer or licensed local agent about vacancy rules, required heat settings, water shutoff or draining, inspection frequency, and sprinkler conditions. Maryland’s insurance regulator says policies may require minimum temperatures or water shutoff for vacant homes; Massachusetts guidance distinguishes between intermittently vacant and winter-unoccupied homes.   8. Address the exterior and access. Repair roof leaks before winter weather and arrange local storm checks and snow removal where appropriate. The cited guidance does not establish a universal snow-clearing threshold for mountain homes; make arrangements suited to the property, weather, and safe access.

When to call a professional

  • Call a licensed plumber if you intend to shut off and drain the home, cannot confirm that all lines and equipment will be emptied, or have a well, boiler, hydronic heat, pump, appliance, or sprinkler system tied into the water supply.   • Call your insurer or agent before leaving the home vacant to confirm the policy’s actual heat, shutoff, inspection, and vacancy conditions. Guidance varies by situation and policy. Maryland Insurance Administration
  • Arrange a local property check if the home will rely on heat, fuel, power, or storm access while you are away. Monitoring can alert you to trouble, but someone on site may be needed to respond.
