Neither a revolving credit facility nor a term loan is universally better for a homebuilder. A revolving line may fit recurring or phased costs when the builder needs to draw and repay as projects progress. A term loan may fit a known amount for a defined purpose with scheduled repayment. The better choice depends on the project’s cash-flow timing and the written offer: draws, fees, collateral, maturity, repayment, and payoff source.
This comparison is U.S.-focused. SBA program details below reflect agency pages and a release reviewed October 4, 2026; lender terms and program rules can change.
How a revolving facility differs from a term loan

These structures solve different timing problems, not simply different price points. SBA describes its Working Capital Pilot as a monitored line, while commercial lenders advertise master, enterprise-level, project-specific, and borrowing-base facilities. Those labels alone do not tell you which offer is cheaper or easier to manage.
How project and sale timing affect the choice
Homebuilder financing is often tied to the project, borrower’s balance sheet, collateral, inventory, and expected sale proceeds. A revolving facility can provide access across phases or projects, but it does not eliminate the risk that a home takes longer to sell or sells for less than expected. A term loan’s scheduled payment can become difficult if sale proceeds are late or insufficient.

A 2025 bank annual report filed with the SEC says repayment of its residential builder construction facilities depends on the underlying project’s successful performance. That bank says such facilities typically expire in 24 months or less, with stated maturities intended to allow time to complete and sell a unit; terms vary by loan purpose and prior sales activity. This is one bank’s disclosure, not a market-wide standard.
- Stress-test slower sales, cost overruns, construction delays, and rate changes.
- Identify the expected source and timing of every principal payoff, including what happens if a sale is delayed.
- Confirm whether the lender can restrict draws or require additional reporting as project conditions change.
SBA financing options homebuilders may want to investigate
7(a) Working Capital Pilot
The SBA describes WCP as a monitored line-of-credit pilot for small businesses. Its program page lists a maximum loan amount of $5 million and maturity of up to 60 months. Eligibility indicators include at least one year of operating history and the ability to produce timely financial statements, accounts-receivable and accounts-payable aging, and inventory reports. Applicants work with a participating lender; the SBA does not make 7(a) loans directly to borrowers. See the SBA 7(a) program page for current information.

A March 3, 2026 SBA release specifically discusses homebuilders: it says WCP financing may be revolving or non-revolving, project-based, and suited to single- or multi-phase contracts, with direct project costs such as labor, materials, and subcontractors among the uses described. The release lists up to $5 million and up to 60 months. It also states a guarantee fee of 0.25% for the first 12 months and 0.275% for each additional 12-month period; verify the applicable current fee and all terms with SBA and the lender before relying on those figures. Builders CAPLine
The SBA lender resource describes Builders CAPLine as financing for small general contractors constructing or rehabilitating residential or commercial property for resale. It states that maturity must not exceed 60 months plus the estimated time needed to complete construction or rehabilitation. That description does not establish that every homebuilder, development, land purchase, or project qualifies. Ask a participating lender to confirm current rules and fit. See the SBA lender resource.

What commercial homebuilder facilities can look like
Some banks tailor financing to a builder’s scale, project, and collateral rather than offering only a standard line or term loan. Wells Fargo advertises entity- or enterprise-level lines, project-specific financing, and borrowing-base structures. It describes a target of experienced regional through institutional builders and facilities of $10 million to $100+ million, with terms of one to three years or longer. Regions lists builder, guidance, master or revolving lines, borrowing-base facilities, land acquisition and development loans, and letters of credit among its homebuilder finance services. Compare written offers before choosing
- Map the need. Separate operating working capital, land acquisition or development, and vertical construction. Estimate when cash is needed, whether draws will recur, and when customer or sale proceeds should arrive.
- Match repayment to cash flow. Build a month-by-month forecast that includes project costs, expected receipts, debt payments, and a delay scenario.
- Read the draw and control terms. Confirm approval steps, borrowing-base formulas, reporting, inspections, and circumstances in which availability can be reduced or stopped.
- Compare full cost. Put interest, commitment and unused-line fees, monitoring and origination charges, prepayment terms, and extension costs into the same scenario. Do not assume one structure costs less.
- Check the exit. Confirm maturity, amortization, any balloon balance, renewal or extension discretion, and the source of payoff if a project sells late.
- Evaluate the security package. Compare collateral scope, guarantees, covenants, advance rates, reporting obligations, and lender remedies—not just the rate.
- Confirm program fit. For SBA financing, verify current eligibility, lender participation, fees, and terms directly with the SBA and a participating lender before acting.
No independent market-wide comparison in the cited sources establishes that revolving credit or term loans have lower costs, higher approval rates, or better outcomes for homebuilders. The decision should rest on the specific written offer and the builder’s project and cash-flow plan.
