Manage player access from Housing Management > Permissions. Choose who should receive access, then grant only the rights they need: Visitor allows visits, while Housing Chests allows both depositing and withdrawing. LOTRO does not document a deposit-only chest permission.
Where to manage LOTRO house permissions
- Open the Housing Management panel by clicking its radar icon.
- Select Permissions.
- Choose a player category, identify the target if required, and tick only the permission boxes needed.
Standing Stone Games’ LOTRO Housing FAQs, updated January 23, 2024, identifies this panel as the place to manage housing permissions.
Choose who can receive access
The available targets depend on the kind of house. Standard and deluxe homes list three categories; kinship homes add categories for kinship roles.
| Home type | Target choices | How to use the choice |
|---|---|---|
| Standard or deluxe | Individual, Everyone, Kinship | For Individual, select ADD or REMOVE and enter the character name. Everyone applies broadly; Kinship applies to the kinship group. |
| Kinship | Individual, Everyone, Kinship, Kinship Leader, Kinship Member, Kinship Recruit, Kinship Officer | Choose a specific character, broad group, or role according to who should have the grant. |
The target categories and their availability are documented in the official housing FAQ. If access is meant for one friend, an Individual grant is narrower than Everyone.

What each permission allows
| Permission | What it permits | Trust implication |
|---|---|---|
| Visitor | Visit the house. It does not grant chest access, upkeep payment, or decoration rights. | Suitable when the person only needs to visit. |
| Housing Chests | Deposit items in and withdraw items from housing chests. | Both directions are allowed; there is no documented deposit-only option. |
| Upkeep | Pay house upkeep. | Allows upkeep payment, not the other listed permissions by itself. |
| Decorate | Decorate the house. | Allows decoration, not the other listed permissions by itself. |
| Manage Permissions | Change the other four permission types. | This is a powerful grant: its holder can change Visitor, Housing Chests, Upkeep, and Decorate permissions. |
These effects are specified in Standing Stone Games’ LOTRO Housing FAQs. The FAQ cautions owners to assign permissions wisely.
Give a friend access without exposing the chest
- In Housing Management > Permissions, choose Individual.
- Select ADD and enter the friend’s character name.
- Grant Visitor only. Leave Housing Chests, Upkeep, Decorate, and Manage Permissions unchecked unless there is a separate reason to grant them.
Visitor access does not include chest use. If you do grant Housing Chests, the permission allows both depositing and withdrawing; the FAQ says an owner or chest-authorized player must be at the house to unlock and access the chest. The game does not offer a one-way chest setting, according to the official FAQ.

Player permissions are separate from Neighbours
LOTRO’s Neighbours feature is not another player-access permission. Standing Stone Games’ New to the Neighbourhood!, published August 2, 2026, describes Neighbours as NPC companions invited using a special item placed on a housing hook. Players can develop relationships through conversation, gifts, and missions; a daily board offers five special Neighbour Missions.
The same 2026 overview says each Neighbour has twenty traits. Its Grimbal example has seven common traits and thirteen unique traits. These details describe the companion feature, not who can visit a player’s house or use its chest.

Upkeep and decoration are separate housekeeping tasks
Granting someone the Upkeep permission lets them pay upkeep, but it does not itself prevent overdue upkeep. The official housing FAQ says an overdue house is locked and may be foreclosed; a locked house loses access to housing benefits. To make a payment, use Housing Management > Maintenance > Deposit Upkeep. The FAQ says restoration is available through the maintenance interface.
The FAQ says items from an abandoned house remain in escrow for 14 days, while items from foreclosure remain indefinitely. Because these are consequential rules and support information can change, check the live FAQ before abandoning a house.
