Start with the planning or zoning authority responsible for the parcel—not a general web search. Use its parcel map to identify the jurisdiction, then search local project pages, planning applications, permit records and public meeting materials. Verify the latest case status with the official case number: a proposal or application does not by itself mean a data center has been approved or is being built.

How do I find out whether a data center is planned near me?

  1. Identify the government that controls the parcel. Search the official assessor or GIS parcel map using your address or a nearby address. Determine whether the site is inside a city or in unincorporated county territory, then find that jurisdiction’s planning or zoning office. A nearby project may fall under a different authority than your own address.
  2. Search both dedicated project pages and general records. Look for a data-center project page, active application list, permit portal, planning commission or council agendas, hearing notices and minutes, zoning cases, site plans, subdivision or annexation filings, and the public-records system. Some jurisdictions collect project information on one page: St. Joseph links proposal documents, site plans, hearing notices and withdrawn applications. Others publish application and hearing materials through broader planning pages, as Twiggs County does.
  3. Search using several terms and identifiers. Try “data center” and “data centre,” along with the parcel address, applicant or developer, project name and any case or permit number. Also search the land-use terms used locally, such as rezoning, conditional use, special use, site plan or annexation. A filing may be indexed under one of those records rather than under a data-center label.
  4. Open the case file and locate the site. Note the case number, parcel, applicant, filing date and review stage. Read the site plan, staff reports, hearing records and any decision. Tools vary: Fairfax County’s Land Development Information History supports address-based development searches and links to land-development records, while San José’s data-center page directs readers to look up applications by file number.
  5. Confirm the newest official status. Check the most recent case entry and decision, not just an old notice, project page or news report. If the portal is unclear, contact the assigned planning office with the case number and ask whether the application is active, withdrawn, approved, denied, subject to a moratorium, or proceeding to permits. San José provides project-status tracking and alerts, but notes that its monthly list may not show current permit status. St. Joseph’s page illustrates that proposals can later be withdrawn. In another local example, Calvert County reported that its Board adopted a six-month moratorium on data-center site-plan approvals on August 18, 2026; local controls and their dates matter to the status of a particular case.
  6. Ask about notice and participation deadlines early. Ask the planning office for hearing dates, ways to comment, email updates and any applicable deadlines. Do not assume nearby residents will receive a mailed notice. In a September 8, 2026 update, the City of Casey said the cited application was not required to undergo public notice under the rules applicable to that land, and noted that no third-party appeal rights applied. In San José, residents can request updates through a project-specific interest list. These are local examples, not rules that apply everywhere.

Which records should I check?

Use more than one route when possible. A dedicated project page is convenient, but a general permit portal or hearing agenda may contain newer or more complete records. Address and parcel searches help establish where a proposal sits; case-number and applicant-name searches help find documents filed under a project’s official identifiers. Agendas, minutes and decisions can reveal hearings or outcomes missing from an older project summary.

  • Planning and zoning: applications, rezoning or conditional-use cases, staff reports, site plans, hearing notices and decisions.
  • Permits: permit applications, review status and issued permits. A planning approval and a construction permit are distinct records and stages.
  • Public meetings: planning commission, council or county-board agendas and minutes, including attachments.
  • Parcel and GIS maps: parcel boundaries and the location of the proposed site relative to nearby homes and facilities.
  • Public-records requests: if a record is not online, ask the relevant office how to request the application file or confirm whether it is pending or indexed elsewhere.

Search interfaces and update schedules are local. Fairfax County says its Land Development Information History system is updated nightly; that cadence should not be assumed for another jurisdiction.

How can I tell whether the project is actually moving forward?

Read the case chronology and distinguish the stages. A mention in an agenda, a submitted application, a land-use approval, an issued permit and active construction are not interchangeable. Look for later entries that change the status: a withdrawal, decision, permit, appeal, moratorium or revised application. If the official record does not make the current stage clear, ask the planning staff assigned to the case to confirm it.

If searches return nothing, that is not proof that no proposal exists. Check nearby parcels and neighboring jurisdictions, try alternate project and applicant names, search associated agenda and permit records, and ask the planning office whether pending applications are indexed elsewhere.

What should I look for in the application materials?

Review the submitted documents to understand what is proposed and what local reviewers are considering. Depending on local requirements and the specific application, materials may address site layout, access, utility infrastructure, energy and water assumptions, sound, stormwater, environmental review and nearby homes or sensitive uses. For example, a Burleigh County agenda packet describes application information that includes a project narrative, anticipated water and electricity needs, an acoustic study, a site plan and a map of nearby residences and institutions. That is one county’s example, not a universal document checklist.
