To keep an apartment rental tour live on YouTube, connect a webcam, phone, or camera setup to a compatible encoder, create or schedule a stream in YouTube Studio, enter YouTube’s stream URL and key in the encoder, preview the feed, and start streaming. For a genuinely continuous broadcast, plan for power and network interruptions—and treat the replay as a separate need: YouTube automatically archives streams under 12 hours, while longer streams may have limited or unavailable DVR rewind.

Before you go live: check eligibility and permissions

YouTube requires a verified channel with no live-streaming restriction in the prior 90 days. Enabling live streaming for the first time can take up to 24 hours. Check eligibility and start activation before your planned broadcast in YouTube’s live-streaming eligibility guidance.

Get appropriate authorization to film and broadcast the property. Avoid showing occupants, personal belongings, identifying details, or private areas without permission. Legal requirements vary by location and circumstances; check the rules that apply to the property and people shown rather than assuming that a landlord’s approval covers every person or disclosure.

Choose a setup for the tour

Webcam or mobile stream

A webcam or phone is a straightforward choice for a simple walkthrough. YouTube supports webcam and mobile live streams as well as encoder-based broadcasts. A phone or camera can be handheld for mobility; a tripod is an optional way to steady room framing, not a YouTube requirement.

Encoder with external equipment

Use an encoder when you need an external camera or microphone, overlays, or multiple video inputs. YouTube’s encoder workflow supports external audio and video hardware. The setup takes more preparation, but it gives you more control over the production. YouTube notes that expensive equipment is not required; start with equipment you already have and test it. Set up the YouTube Live stream

  1. Prepare the channel. Verify the channel and enable live streaming in advance. If this is your first activation, allow up to 24 hours.
  2. Create or schedule the stream. In YouTube Studio, open the live-stream setup and create or schedule a stream. Choose visibility deliberately: public streams are broadly viewable; unlisted streams can be watched by anyone with the link and are not private; private streams restrict access.
  3. Copy the connection details. In the stream settings, copy the stream URL and stream key. Keep the key confidential: someone with access to it may be able to broadcast to your channel. YouTube’s instructions for keys and settings are at YouTube’s stream-key and settings help page.
  4. Configure the encoder. Select YouTube as the destination, use the RTMPS URL where available, and paste in the stream key. YouTube’s encoder setup guide explains the connection flow: set up your encoder for live streaming.
  5. Set encoding and network capacity. YouTube’s guidance lists H.264, H.265/HEVC, and AV1 encoding options, recommends constant bitrate encoding, and recommends a two-second keyframe interval (do not exceed four seconds). Choose resolution and bitrate from YouTube’s published ranges for your frame rate, then test whether your actual upload connection sustains the setting.   6. Preview, test, and go live. Check the Live Control Room preview before starting. Test representative camera movement and speech, confirm that audio is clear, and monitor stream health and audio/video while live.

Make a continuous apartment tour usable

Plan camera movement and sound

Walk through the route you intend to show before broadcasting. Move slowly enough for viewers to see room details, check that the camera can reach each area safely, and listen for echo, traffic, or HVAC noise. Test the actual movements and speaking distance you will use; a static test image will not reveal every problem during a walkthrough.

Choose visibility for the audience

Use public visibility when you want the stream discoverable to anyone. Use unlisted when you intend to share a link with a selected audience, but remember that recipients can pass that link on. Private is the more restrictive option for access. Because a public tour can reveal an interior to anyone, confirm authorization and remove or avoid exposing sensitive details before the broadcast.

Decide whether one endless feed or scheduled sessions fit better

A continuous feed offers an always-available view, but it is not the same as a dependable complete replay. YouTube automatically archives streams under 12 hours; for streams longer than 12 hours, DVR rewind may be limited or unavailable. If viewers need a reliable tour replay, consider shorter scheduled sessions and make local recordings separately rather than relying on one unbroken broadcast. Account for connection limits and outages

YouTube’s current guidance allows up to 10 active streams per channel and up to three active streams per stream key at the same time. A continuous feed can still stop because of power, internet, encoder, or platform conditions. Assign someone to monitor the stream and have a plan for restarting it; do not treat “continuous” as a guarantee that interruptions cannot occur.

Troubleshoot common problems

  • You cannot start a stream: verify the channel, confirm live streaming is enabled, and check for a restriction in the preceding 90 days. First-time activation may require up to 24 hours.
  • The encoder will not connect: check that the correct YouTube stream URL and current stream key are entered, confirm the chosen protocol and encoder settings, and review the Live Control Room status.
  • The picture stutters or drops: lower bitrate or resolution to a level the upload connection can sustain, then retest with realistic camera movement. Preserve YouTube’s recommended 20% headroom beyond the combined primary and backup bitrates.
  • Viewers report poor or missing sound: check the selected microphone and encoder audio input, speak from the intended tour positions, and test again in the preview before restarting.
  • The feed stops unexpectedly: check power, network stability, encoder status, and YouTube’s live controls. Restart the stream if appropriate and keep an operator monitoring the broadcast.
  • The replay is incomplete or not rewindable: streams over 12 hours may have limited or unavailable DVR rewind. Use shorter sessions or a separate local recording when a complete replay matters.

Copyright, privacy, and monetization

Make sure you have rights to any music, video, or other material included in the broadcast, and secure appropriate permission for the property and people shown. YouTube’s guidance describes creators’ responsibility for rights and legal compliance at its copyright and legal-responsibility help page. Monetization is separate from the ability to go live; YouTube applies limits and requirements to ads on live streams. Check YouTube’s live-stream monetization guidance before building a business plan around ad revenue.
