Federal Realty acquires The Summit in Birmingham
Federal Realty Investment Trust announced on Oct. 1, 2026 that it acquired The Summit from its original developer for $508 million gross, or $498 million net. The open-air retail destination spans 100 acres and approximately 870,000 square feet, according to the buyer. Federal Realty’s announcement.
Scale, tenants and reported occupancy
Federal Realty said The Summit had more than 110 tenants and was 92% occupied at the time of the announcement. The company said signed leases were expected to increase occupancy over the following months. It also reported nearly 9 million annual visits, attributing the estimate to Placer.ai, and described the property as Alabama’s most-visited retail destination. These visitation and occupancy figures are company-reported, not an independent market survey.
How the buyer characterizes the deal
Federal Realty described the acquisition as immediately accretive to funds from operations (FFO) per share. That is the buyer’s characterization of the expected financial effect, not an independent assessment.

Partners Capital buys three Houston retail centers
Partners Capital announced on Sept. 29, 2026 that it acquired the Highway 6 Retail Portfolio, a group of three neighborhood centers near Highway 6 and U.S. Highway 290 in northwest Houston. The centers are Town Square Shopping Center, The Exchange Shopping Center and Boardwalk Shopping Center. The company said Highway 6 carries more than 50,000 vehicles per day. That traffic figure comes from the buyer’s announcement. Partners Capital said this was its third Opportunity Fund VI acquisition and its second retail investment through that vehicle.
