Digital Realty Trust (DRT) completed its $140 million acquisition of Chicago’s Lakeside Technology Center from El Paso Corporation, according to a May 31, 2005, report by DataCenterKnowledge. The 1.09-million-square-foot property was reported as 72 percent leased overall; excluding undeveloped shell space, its reported leased share was 96 percent.

Who bought Lakeside Technology Center, and for how much?

Digital Realty Trust bought the Chicago property from El Paso Corporation for a reported $140 million. DataCenterKnowledge reported the deal’s completion on May 31, 2005, and said the sale had been announced in March. The report gives the price but does not establish other transaction terms.

How large was the property, and how much was leased?

DataCenterKnowledge described Lakeside Technology Center as a 1.09-million-square-foot property. It reported two occupancy figures, which use different denominators:

  • 72 percent leased overall.
  • 96 percent leased when 275,000 square feet of shell space awaiting development is excluded.

The second figure is not a competing estimate of the whole property’s occupancy: it excludes the undeveloped shell space.

What was the building’s previous ownership?

El Paso had acquired the building from The Carlyle Group in 2001. DataCenterKnowledge said that earlier sale price was not announced and was reported to be well above $140 million. That comparison reflects the 2005 report’s account; it is not a disclosed, verified figure for the 2001 transaction.
