Yes, you can use a website screenshot in a real-estate listing sheet—but only when you have permission to use the underlying photos, text, graphics, and listing data. A screenshot is not a copyright shortcut. Confirm the listing broker or MLS license, preserve attribution, verify volatile details against the authorized MLS record, and identify the capture date. A private handout for an interested buyer is materially different from reposting a Zillow page on a public website.

What a screenshot can—and cannot—do

A screenshot is a static visual aid. It can show a property photo, address, selected facts, and the page from which the information came. It does not grant you ownership of those materials or guarantee that the displayed price, status, or contact details are current.

Zillow’s terms restrict reproducing or publicly displaying listing images and information through another service unless permission is given. Zillow also states that MLSs hold copyright in their databases. NAR guidance says the listing broker should own or have authority to license listing content before submitting it to an MLS. Treat those rules as a starting point, not a substitute for your local MLS agreement or state disclosure requirements.

Printed handout versus public repost

NAR policy allows participants or affiliated licensees to reproduce and distribute a reasonable number of single copies of listing data from an MLS compilation to prospective purchasers who may be interested in the properties. It also permits listing sheets or other compilations concerning properties currently listed for sale with that participant. Those permissions are bounded by MLS access, local rules, copyright ownership, and audience.

A one-to-one sheet for a prospective buyer is therefore a different use from uploading the same screenshot to an unrelated site, social account, advertising network, or another listing service. If you are not the participant, affiliated licensee, listing broker, or an authorized vendor, obtain written permission before using the content.

Identify the content that needs permission

Separate factual data from creative material before you build the sheet.

Do not assume that removing a logo, changing colors, or cropping a page makes protected material yours. Do not imply Zillow endorsement, and do not use Zillow logos, trade dress, or website content without express written approval.

How to make a compliant listing sheet from a screenshot

  1. Open an authorized source

    Use the MLS record, broker-controlled listing page, or another page for which your agreement expressly permits capture and distribution. Confirm that the listing is still active if the license is limited to a live listing.

  2. Record provenance before capturing

    Write down the property address, exact page URL, capture date and time, listing status, and the broker, office, or agent attribution shown on the page. Keep this information with the project file.

  3. Capture only what you need

    Capture the relevant listing area at a readable size. Keep the source URL and broker attribution visible where possible. An uncropped page makes provenance easier to understand; if layout requires a crop, put the attribution directly beside the related photo or facts.

  4. Preserve attribution next to facts and images

    CRMLS’s IDX standard requires attribution adjacent to price, bedroom/bathroom count, square footage, or a photo, in readable size and with clear identification of the listing broker, office, or agent. Other MLSs may use different wording, so follow the rule that governs your feed.

  5. Recheck volatile fields

    Immediately before export, compare price, status, availability, beds, baths, square footage, and contact information with the current authorized MLS record. A dated screenshot is not a live data source.

  6. Build the sheet

    Use a layout tool to place the permitted screenshot, your permitted branding, a source note, capture date, and a visible disclaimer such as: “Information shown from source page captured on [date]; verify current MLS details.” Do not alter the image to add features, remove defects, or create a misleading impression.

  7. Handle altered images carefully

    Zillow says its listing-photo standards require accurate representation and notes that some jurisdictions and MLS rules require disclosure when images are materially altered and may require the original image alongside the altered version. If you retouch, stage, remove an object, or use generative edits, check the governing rule first and label the result when required.

  8. Export and inspect

    Export a print-ready PDF. Inspect every page at 100%: check that attribution is not clipped, small text is readable, the address is correct, images are not stretched, and the disclaimer remains visible.

  9. Print the permitted quantity

    Print only the number of copies allowed for the client-facing purpose and applicable MLS policy. Use a color printer when photographs and visual condition matter. Keep the final PDF and your permission or license record together.

Special rules for tours and floor plans

Zillow’s 3D Home guidelines describe a limited license for verified tours and floor plans used to market the corresponding home while the current listing is live, including professional real-estate or photography marketing. The guidelines prohibit modifications and building or design uses. Zillow Media Experts describes licensing that can cover marketing the corresponding home while live, MLS submission, certain derivative works by MLS participants, comparative market analyses, and professional-service marketing. Availability and affiliate terms must be confirmed for your account and jurisdiction.

Do not assume that a license for a 3D tour also covers still images, floor-plan edits, syndication to every website, or use after the listing expires.

  • Sign in to the authorized MLS or broker system rather than relying on an unverified public copy.
  • Confirm the listing status and the permitted audience.
  • Close personal notifications and unrelated tabs before recording the screen.

During capture

  • Wait for lazy-loaded photos, maps, and tour thumbnails to finish loading.

  • Compare all changing facts with the current MLS record.

Common problems and fixes

The screenshot contains a cookie banner or chat box

Dismiss the overlay according to the site’s controls, recapture, and verify that no required attribution disappeared. With an API, enable the consent and widget-removal steps only when permitted.

The price or status is wrong

The page was stale, cached, or captured before a change. Check the current authorized MLS record immediately before export, update the sheet, and retain the old capture only as an archived reference.

Attribution is missing or unreadable

The crop or print scaling removed it. Recapture a wider area, enlarge the source note, or place readable broker attribution beside each affected photo or fact.

A photo looks misleading after editing

Restore the original, disclose a material alteration where required, and check MLS and state rules. Never add features or remove defects to improve marketing.

The page fails to load or shows a bot check
