Short answer: Sage Intacct Construction is the strongest fit for growing, mid-market, and multi-entity contractors that need cloud financial controls, WIP, job costing, and consolidation. FOUNDATION is the better construction-first choice when payroll, job costing, billing, and subcontractor controls are central. Large, complex contractors should compare Trimble Viewpoint Vista and CMiC, while smaller businesses may be better served by Sage 100 Contractor or QuickBooks Online Advanced with construction functionality.
There is no universally best construction accounting package. The right choice depends on project complexity, cost-code requirements, payroll, WIP reporting, change orders, retainage, commitments, number of legal entities, field operations, and implementation capacity. This U.S.-oriented shortlist reflects official product documentation and published partner or pricing information reviewed for August 10, 2026—not hands-on testing, customer interviews, or independent testing of implementation speed, usability, support, uptime, or accounting accuracy.
Best construction accounting software at a glance
| Rank | Software | Best for | Why it stands out | Important caveat |
|---|---|---|---|---|
| 1 | Sage Intacct Construction | Mid-market, growing, and multi-entity contractors | Native-cloud accounting with job costing, WIP, budgeting, commitments, purchasing, AP/AR, consolidation, reporting, and integrations | Custom pricing and implementation; confirm the exact construction modules in the quote |
| 2 | FOUNDATION | Contractors wanting construction-first accounting and payroll | Deep job costing, payroll, billing, subcontracts, purchase orders, certified-payroll support, mobile, and project controls | Pricing and included capabilities vary by module and business requirements |
| 3 | Trimble Viewpoint Vista | Large or operationally complex contractors | Highly configurable ERP covering job costs, financials, payroll/HR, service, equipment, analytics, and field-connected workflows | Expect a substantial configuration and implementation effort |
| 4 | CMiC | Enterprise contractors wanting one database | Construction financials and project management are built into a single-database ERP | Its enterprise orientation may be excessive for a small contractor seeking quick-start bookkeeping |
| 5 | Premier Construction Software | Mid-market builders and contractors | Accounting, project management, WIP, billing, commitments, lien waivers, time tracking, and financial reporting in one platform | Verify edition, regional payroll and tax coverage, integrations, and implementation scope |
| 6 | Sage 100 Contractor | Small and midsize contractors outgrowing generic bookkeeping | Construction-specific estimating, job costing, proposals, subcontracts, purchase orders, dashboards, and industry reporting | Compare deployment, scalability, integrations, payroll, and upgrade paths with Sage Intacct |
| 7 | QuickBooks Online Advanced with construction functionality | Smaller contractors prioritizing familiarity and accessibility | Project profitability, job costing, time and expense tracking, progress billing, contractor payments, 1099 workflows, and a broad integration ecosystem | Do not treat it as equivalent to a full construction ERP for complex WIP, payroll, equipment, or multi-entity needs |
Why construction accounting software is different
Ordinary small-business bookkeeping records income, expenses, bills, payroll, and bank activity. Construction accounting must also explain the financial position of each project while work is still in progress.
That means the software may need to connect estimates and budgets to cost codes, phases, labor, materials, equipment, purchase orders, subcontracts, commitments, change orders, progress payments, retainage, and actual costs. Finance teams may also need work-in-progress reporting, budget-versus-actual analysis, project profitability, certified payroll, union or prevailing-wage calculations, and consolidated reporting across legal entities.

Before comparing brand names, decide whether you need:
- A general ledger and construction ERP: The software becomes the accounting system of record and may also manage payroll, purchasing, project controls, equipment, and field workflows.
- A project-finance companion: The company keeps an existing accounting system but adds field cost tracking, change management, commitments, invoices, or payment workflows.
- A familiar accounting platform with construction features: This can work for smaller contractors with relatively straightforward projects, provided the cost structure and reporting needs fit.
1. Sage Intacct Construction: best overall for mid-market cloud financial management
Sage Intacct Construction is the best overall fit in this comparison for growing contractors, developers, and multi-entity organizations that place a high value on cloud financial depth and room to scale.
Sage describes the product as native-cloud construction accounting. Its documented capabilities include job costing and billing, automated WIP management, budgeting and planning, purchasing and commitments, accounts payable and receivable, cash management, vendor and commitment compliance, multi-entity and global consolidation, dimensional general-ledger reporting, dashboards, and integrations through an open API.
That combination makes it particularly attractive when the accounting challenge is more than tracking job expenses. A finance team that needs entity-level controls, consolidated reporting, configurable dimensions, WIP visibility, and connections to estimating or project-management systems should put Intacct near the top of its evaluation list.
Choose it when: You are moving beyond a single-entity bookkeeping setup, need strong cloud financial controls, or expect the number of entities, projects, users, and integrations to grow.
Ask about: The exact construction modules included, payroll geography, WIP and revenue-recognition workflows, user roles, construction-management integrations, implementation services, custom reporting, and data conversion.
Watch-out: Pricing is tailored to organization size, modules, and structure rather than presented as one standard public plan. Sage’s published performance or productivity figures are vendor-reported and should not be treated as guaranteed results.
2. FOUNDATION: best construction-first accounting suite
FOUNDATION is a strong choice for contractors that want the back office designed around construction rather than adapting a generic accounting package.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsIts documented module set includes accounts payable, accounts receivable, consolidated general ledger, CPA audit and review reporting, customized reports, document imaging, equipment, fixed assets, inventory, job costing, mobile capabilities, payroll, purchase orders and subcontracts, project management, scheduling, service dispatch, time and material workflows, and unit-price billing.
FOUNDATION also highlights construction payroll across multiple jobs, localities, rates, and trades, with support for prevailing-wage, union, and certified-payroll reporting. Those capabilities can matter more than a polished general-ledger feature list when payroll and labor allocation are among the company’s biggest sources of project-cost risk.
Choose it when: You need construction-specific job costing, payroll, billing, subcontracts, purchase orders, and operational controls in one back-office system.
Ask about: Which modules are included or optional, whether each function is hosted or mobile-enabled, how certified-payroll and union rules are handled in your jurisdictions, and which implementation services are required.

- Ideal For Small Business or Personal Use: An accounting log journal can track your business or personal financial status. With a clear record of transactions, you can find unnecessary expenses or fraudulent charges
Watch-out: FOUNDATION does not publish one standard price. Request a module-by-module quote so that payroll, reporting, mobile access, document management, integrations, training, and support are not hidden inside one broad package description.
3. Trimble Viewpoint Vista: best for large and complex contractors
Trimble Viewpoint Vista is aimed at larger contractors that need a configurable construction ERP rather than a lightweight accounting application.
Trimble describes Vista as combining job-cost accounting, automated invoicing and payment processes, workforce and payroll management, service management, equipment management, detailed analytics, and field-connected financial workflows. Its job-cost functionality supports budgets, change orders, cost information, drill-down reporting, and WIP tracking.
Vista is especially relevant when accounting must connect to equipment, service operations, HR, payroll, field information, and multiple entities. Trimble’s documentation distinguishes Vista from Spectrum by positioning Vista as a highly customizable enterprise ERP for large-scale contractors with complex accounting and robust HR and payroll requirements.
Trimble also documents a cloud-hosted deployment through its infrastructure. In that arrangement, the Vista application and database servers are hosted in Microsoft Azure data centers, while users access the rich-client application over HTTPS. That is different from assuming the product is a simple browser-only SaaS application, so the access model should be demonstrated to the people who will use it in the field and office.
Choose it when: Your business has complex entities, substantial payroll or HR requirements, equipment and service operations, detailed reporting needs, or a large implementation team.
Ask about: Hosting architecture, field access, integrations, configuration ownership, report development, payroll and HR coverage, data conversion, and the responsibilities of your internal team versus the implementation partner.
Watch-out: Do not buy Vista expecting plug-and-play setup. Its configurability is a strength for complex organizations, but it also makes implementation planning, governance, training, and change management important parts of the purchase.
4. CMiC: best single-database enterprise ERP
CMiC is a strong enterprise candidate for contractors that want construction financials and project management on a single database.
CMiC positions its Financials solution as support for the distinctive accounting requirements of construction and capital-project firms. Its broader ERP is designed around project complexity and regulatory compliance, including the needs of civil and heavy-highway contractors. The accounting materials identify built-in job costing for tracking financial transactions and data within each job and project.
A single-database approach can appeal to organizations trying to reduce duplicate data, disconnected project records, and manual handoffs between accounting and project management. It is worth examining when project teams, operations, and finance need a common view of budgets, commitments, costs, billing, and project status.
Choose it when: You are an enterprise contractor or capital-project organization that wants a broad construction ERP and a unified data model.

- Manage Your Finances Effectively: Undated accounting books with number, date, description, account, payment or deposit amount, and total balance. You will be able to easily analyze your financial activities and quickly prepare accurate financial statements
- Ideal For Small Business or Personal Use: An accounting log journal can track your business or personal financial status. With a clear record of transactions, you can find unnecessary expenses or fraudulent charges
Ask about: Project-management depth, civil and heavy-highway workflows, regulatory reporting, entity structure, integrations, implementation phases, user administration, and how historical job data will be migrated.
Watch-out: CMiC is unlikely to be the right answer for a small contractor that simply needs inexpensive bookkeeping and basic project profitability. The buying process is demo-led and oriented toward complex, larger-scale operations.
5. Premier Construction Software: best integrated accounting and project management for mid-market firms
Premier Construction Software belongs on the shortlist for growing builders and contractors that want accounting and project controls in one broad platform.
Its documented construction-accounting capabilities include AP automation, project billing, cost control, employee and crew time tracking, bank feeds and reconciliations, sales-tax calculations, inventory valuation, WIP automation, lien-waiver automation, invoice automation, and financial reporting.
Quick wins for a faster PC:

Its reports include financial statements, WIP, trial balance, general-ledger summaries, cash flow, budget-versus-actual comparisons, job-cost progress, change orders, AP/AR aging, retainage, and compliance indicators.
Choose it when: You want financials, project management, billing, commitments, time tracking, and compliance workflows to share one construction-oriented platform.
Ask about: The edition and modules required for each workflow, U.S. payroll and tax support, lien-waiver rules in your states, accounting integrations, multi-company setup, custom reports, and the implementation plan.
Watch-out: A broad feature list does not prove that every function is included in every package. Have the vendor demonstrate your actual job lifecycle instead of accepting a generic product tour.
6. Sage 100 Contractor: best for small and midsize contractors
Sage 100 Contractor is designed for small to midsize contractors that need construction-specific operations but are not ready for an enterprise ERP.
Sage documents job-cost and project information, customizable dashboards, industry-specific reporting, estimating, proposals, subcontracts, purchase orders, and project-status visibility. That makes it a reasonable step beyond generic bookkeeping for a contractor that needs project structure and construction workflows without immediately moving to a larger, more complex platform.
Choose it when: Your company is small or midsize, has construction-specific estimating and job-costing needs, and wants a platform positioned for contractors rather than a general-purpose accounting product.
Ask about: Current deployment options, payroll coverage, integrations, reporting, user limits, data conversion, support, and the upgrade path if you add entities or become more complex.

Watch-out: Do not assume that Sage 100 Contractor has the same cloud, multi-entity, consolidation, or enterprise capabilities as Sage Intacct. Sage’s own positioning presents Intacct as the more scalable cloud financial platform for growing organizations with complex accounting needs.
7. QuickBooks Online Advanced with construction functionality: best for smaller contractors and familiar workflows
QuickBooks for construction can be a practical choice for a smaller contractor that wants familiar accounting software, accessible project reporting, and the option to add construction-related tools as the business grows.
Intuit documents estimates, invoicing, contractor payments, project-based job costing, project profitability, time and labor costs, progress billing, W-9 and 1099 workflows, reporting, and integrations with construction applications such as Buildertrend, Knowify, Houzz Pro, and Housecall Pro. QuickBooks Online Plus and Advanced include project-based job costing, while Intuit’s current support documentation identifies more detailed construction cost groups and construction-add-on functionality for QuickBooks Online Advanced.
Choose it when: You are a small contractor with relatively straightforward entities and projects, already understand QuickBooks, and need basic-to-moderate job-costing, estimates-versus-actuals, progress billing, contractor payments, and time or expense tracking.
Ask about: The required QuickBooks plan, construction add-on availability, payroll and payment services, user access, cost-code structure, integrations, job-cost reporting, and how retainage and WIP will be handled.
Watch-out: Basic project profitability is not the same as a complete construction ERP. Contractors with complex WIP, multi-entity consolidation, union or prevailing-wage payroll, equipment accounting, heavy-civil operations, or extensive commitment controls should compare QuickBooks with FOUNDATION, Sage 100 Contractor, Sage Intacct, Vista, CMiC, or Premier.
If the main gap is labor capture rather than the general ledger, ask whether QuickBooks Time for construction is available and appropriate for your plan and geography. Treat it as an optional labor-tracking extension, not proof that QuickBooks provides every construction-ERP function.
Construction software that may complement—not replace—your accounting system
Some companies do not need to replace their general ledger. They need better project-cost visibility, field approvals, change management, purchase orders, invoices, or payment workflows that synchronize with the accounting system they already use.

Procore financial management is particularly relevant to commercial and enterprise contractors that need project financial management connected to field operations. Procore documents project cost tracking, budget forecasting, change management, invoice management, payment workflows, and accounting integrations.
Its published integration list includes Sage 100 Contractor, Sage 300 CRE, Viewpoint Spectrum, Viewpoint Vista, QuickBooks, CMiC, Xero, and Yardi. That integration role is important: Procore can be a project-cost and field-finance companion, but it should not automatically be described as a replacement for the general ledger or construction ERP.
Buildertrend Financial Management
Buildertrend financial management is a closer fit for home builders, remodelers, and specialty contractors that need estimating, budgeting, job costing, invoicing, payments, cash-flow visibility, purchase orders, and bills tied to project operations.
Buildertrend documents integrations with QuickBooks, Xero, and Sage Intacct. On June 30, 2026, Buildertrend announced a native Sage Intacct integration describing synchronization of job-cost data and project budgets between operations and accounting. Confirm the current integration scope, supported workflows, and availability before treating it as a replacement for accounting software.

How to choose the right construction accounting software
- Define the accounting boundary. Decide whether the product must replace the general ledger or whether you only need project-cost and field-finance functionality that syncs with an existing accounting system. This decision determines whether you should start with a construction ERP or evaluate a companion such as Procore or Buildertrend.
- Map your job-cost structure. Write down the cost codes, phases, labor categories, materials, equipment, subcontractors, commitments, change orders, and budget-versus-actual reports your team uses. Ask each vendor to recreate that structure in a demo.
- Test billing requirements. Confirm support for progress billing, AIA billing, cost-plus, time-and-materials, lender draws, retainage, revisions, and change-order billing. A vendor may document a capability while placing it in a particular edition or module.
- Validate WIP and revenue workflows. Ask how WIP is calculated, reviewed, adjusted, reported, and posted. Review the workflow with your CPA and finance team before purchase; automated WIP features do not eliminate the need for accounting-policy decisions.
- Review payroll and compliance. Construction payroll may involve multiple jobs, states, trades, unions, prevailing wages, certified payroll, rates, and fringe calculations. Verify the exact jurisdictions and rules supported rather than generalizing a U.S. feature claim to Canada, Australia, or another country.
- Assess entity and project scale. A single-entity contractor with straightforward projects may be comfortable with QuickBooks or Sage 100 Contractor. Multi-entity and complex businesses should compare Sage Intacct, Vista, CMiC, and Premier, with FOUNDATION also worth close review when construction payroll and job costing are central.
- Confirm deployment and access. Cloud-native, hosted desktop, browser, mobile, and hybrid deployments have different implications for field access, printing, scanning, security, integrations, and offline work. Ask vendors to show the real user experience for office and field staff.
- Request a complete implementation quote. Have the vendor separate software, users, modules, payroll, hosting, data conversion, integrations, training, support, custom reports, and ongoing services. A low software quote can be misleading if essential implementation work appears elsewhere.
What to require in the software demo
Do not judge construction accounting software from a feature checklist alone. Ask the vendor to demonstrate one complete job lifecycle using your terminology and a realistic sample project:
- Import or create an estimate and establish the budget and cost-code structure.
- Create a purchase order and subcontract commitment.
- Enter employee time, equipment usage, material costs, and a subcontractor invoice.
- Code an AP invoice to the correct job, phase, cost code, and commitment.
- Enter a change order and show its effect on the budget, commitment, forecast, and customer billing.
- Create a progress or AIA-style billing, including retainage if applicable.
- Run payroll allocation and show how labor reaches the job-cost report.
- Produce WIP, budget-versus-actual, job-cost progress, retainage, AP/AR aging, and cash-flow reports.
- Show closeout, corrections, audit history, approvals, and the export or integration to your other systems.
The goal is to expose gaps before signing. A product can have a strong feature list but still require a custom report, third-party add-on, manual spreadsheet, or separate implementation service for your particular workflow.
Pricing and total cost
Most construction ERP products require a custom quote. Sage Intacct and FOUNDATION explicitly tailor pricing to modules and business requirements, while enterprise products such as CMiC and Vista use sales-led or demo-led buying paths. QuickBooks exposes more plan-level information, but construction functionality, payroll, payments, time tracking, users, and other services can change the total cost.
Compare proposals using the same line items:
- Software subscription or license
- Construction modules and additional users
- Payroll, time tracking, payments, and compliance tools
- Hosting or infrastructure
- Data conversion and historical-job migration
- Integrations and API access
- Implementation, configuration, and custom reports
- Training, support, and ongoing consulting
Do not rank a product as the cheapest based on a public entry plan unless the comparison includes the features your company actually needs.
A short resource for learning the numbers before buying
Software selection is easier when the owner, project manager, and bookkeeper agree on how jobs, WIP, commitments, and cash flow should be measured. A construction accounting and financial management book, such as Construction Accounting and Financial Management, 4th edition, can provide useful background before vendor demonstrations. For owners focused mainly on cash discipline, Profit First for Contractors is an adjacent educational resource. Neither book replaces a construction ERP, a CPA’s advice, or a properly configured job-costing system.
Freshness and geographic limitations
This comparison is U.S.-oriented. Product names, modules, payroll coverage, tax tools, integrations, deployment choices, and availability can vary by country, edition, contract, and implementation partner. Recheck those details—and all pricing, partner programs, and QuickBooks construction-add-on availability—immediately before publication or purchase. Product packaging and promotional terms can change quickly, so this shortlist should be reviewed at least every 30 days.
Frequently Asked Questions
What is construction accounting software?
Construction accounting software is accounting or ERP software adapted to project-based work. In addition to a general ledger, it may handle job costing, progress billing, change orders, commitments, payroll, WIP, project profitability, retainage, and contractor-specific reporting.
Is QuickBooks good for construction?
QuickBooks can be a good fit for smaller contractors that need familiar accounting, project profitability, time and expense tracking, progress billing, contractor payments, 1099 workflows, and integrations. Contractors with complex WIP, multi-entity consolidation, union or prevailing-wage payroll, equipment accounting, or extensive commitments should compare it with construction-specific ERP products.
The Tool Desk
Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →What is the best construction accounting software for a large contractor?
Sage Intacct Construction, Trimble Viewpoint Vista, CMiC, and Premier are the strongest large or mid-market candidates in this research. The best choice depends on legal entities, payroll, project complexity, field operations, reporting, integrations, budget, and implementation capacity.
What should a construction accounting software demo cover?
Ask for a complete job lifecycle: estimate import, budget and cost-code setup, purchase order and subcontract commitment, time entry, AP invoice coding, change order, progress or AIA billing, retainage, payroll allocation, WIP, budget-versus-actual reporting, closeout, and integration with field or project-management tools.
Do contractors need separate construction-management software?
Not always. Some products combine accounting and project management, while others specialize in financials or field workflows. Procore and Buildertrend are examples of complementary platforms that connect project operations with accounting systems, but they should not automatically be treated as general-ledger replacements.
The Bottom Line
Bottom line: Start with the company’s accounting boundary and job-cost complexity, not the brand name. Choose Sage Intacct Construction for scalable cloud financial management, FOUNDATION for construction-first accounting and payroll, Vista or CMiC for complex enterprise operations, Premier for unified mid-market project financials, Sage 100 Contractor for smaller construction businesses, and QuickBooks when familiarity and moderate project accounting matter more than deep ERP controls. Require a realistic end-to-end demo and a fully itemized implementation quote before committing.
