Ask your mortgage servicer—in writing—to identify exactly why it rejected your homeowners insurance policy or proof of coverage, what requirement is unmet, and the deadline to fix it. Compare that answer with your mortgage contract and policy, then have your insurer or agent confirm disputed details directly to the servicer. Send the requested evidence promptly and keep proof of delivery. If you receive a force-placed insurance notice, respond by its deadline while you resolve the dispute.

Why a mortgage servicer may reject your policy

A servicer may be unable to verify the information you submitted, or the policy’s terms may not satisfy the hazard-insurance requirements in your loan contract. The rejection alone does not establish which problem applies. Ask for the precise discrepancy and the contract clause or written requirement behind it. The CFPB’s current Regulation X, 12 CFR § 1024.37, addresses both evidence verification and whether coverage complies with the loan contract.

Possible details to check include the insured name, property address, coverage dates, covered hazards, deductible, dwelling coverage, and mortgagee or loss-payee information. These are questions to investigate, not universal requirements: your loan documents and the servicer’s written requirements determine what applies to your loan.

What to do after a rejection

1. Get the reason and cure deadline in writing

Call the servicer if that helps move the matter along, but follow up in writing. Ask what specific information or coverage term is missing, what evidence will resolve the issue, how and where to submit it, and the deadline. Keep the rejection letter, notices, policy documents, portal confirmations, and a record of call dates and names.

2. Compare the request with your documents

Review the mortgage contract, declarations page, and policy together. If the servicer says information cannot be verified, ask your insurer or agent to confirm the policy and disputed details directly with the servicer. The regulation recognizes written evidence such as a declarations page, insurance certificate, policy, or similar confirmation; it also addresses situations where neither the insurer nor agent confirms submitted information.

3. Send the evidence through the specified channel

Submit the declarations page, certificate, policy, or other evidence the servicer requested, following its stated channel and format. Identify the loan and property so the documents can be matched to your account. Save a copy of everything and retain delivery or portal-submission confirmation.

4. Correct a genuine coverage gap or mismatch

If the policy actually falls short, ask your insurer whether it can correct the policy, add an endorsement, or reinstate coverage. If you need a replacement, compare policies against the servicer’s written requirements before choosing one. The CFPB notes that standard homeowners insurance does not cover flood or earthquake damage unless protection is added separately; a lender may require separate coverage depending on the loan and property. See the CFPB’s explanation of what homeowners insurance covers and why it may be required.

When comparing options, check the required minimums, covered property and hazards, exclusions, any separately required flood or wind coverage, deductible, dwelling limit, effective dates and continuity, how the insurer verifies coverage, and total premium. Do not assume a lower premium is adequate until the servicer confirms that the policy meets the loan requirements.

How force-placed insurance notices work

A servicer may charge for force-placed insurance only if it has a reasonable basis to believe you failed to maintain the hazard insurance required by the loan contract and follows the applicable notice process. Under the current federal rule, the initial written notice generally must be delivered or mailed at least 45 days before the servicer assesses a charge, with a reminder-notice process also specified. The details can depend on the circumstances, so treat every notice and deadline as urgent and read the current Regulation X text.

The CFPB says borrowers can use the notice period to shop for coverage and provide proof. If the servicer receives evidence that compliant coverage is in place, Regulation X generally requires it to cancel force-placed coverage within 15 days and refund or remove charges for any overlapping period. Lender-placed insurance commonly protects the lender’s interest in the property rather than providing the homeowner the same protection as a homeowner-purchased policy, and it may be more expensive. The NAIC explains the general nature of lender-placed insurance.

Escalate a servicing error

If the servicer has received proof but fails to process it, charges improperly, or mishandles an escrow premium, send a written notice of error to the address the servicer designates for that purpose. Keep a copy and proof of delivery. The CFPB explains notice-of-error rights and other servicing protections in its mortgage-servicing guidance. You can also submit a complaint to the CFPB about a mortgage problem.
