Do not treat “ski-in/ski-out” in a listing as proof of a right to reach the slopes. Before buying, verify the route for this specific property in the title and resort or community documents, check whether it works in ordinary winter conditions, and investigate the home, insurance, hazards, and shared costs.
Verify the route and the legal right to use it
Trace the claimed route from the property to the ski area, and identify every parcel it crosses. A route that looks usable on the ground and a recorded right to use it are separate questions. Ask a locally licensed real-estate attorney to resolve unclear or conflicting documents; a listing description alone cannot settle title or access rights.

One local example illustrates why the recorded documents matter: a Town of Mountain Village planning packet says a developer seeking ski-in/ski-out access “shall secure a ski-in/ski out easement from the current ski resort operator,” with the easement noted on the subdivision plat. Check whether the home and route work in practice
Ask who is responsible for keeping the route passable and when it is available. Confirm the practical details with the resort, landowner, or association as appropriate, then check the documents for the terms and powers they describe. A resort or association arrangement may affect access even when a route exists; do not assume access is permanent or available whenever you want it.

- Find out whether access changes with weather, operating schedules, or resort status.
- Confirm who handles maintenance, closures, and any route changes—and who bears the cost.
- Compare what you are told with recorded instruments and governing documents; have local counsel review any gap.
Inspect the property, repairs, utilities, and hazards
Ask the seller about past flooding, wildfire, or other disaster damage, what repairs were made, and whether there were related insurance claims. Ask the inspector to examine prior repairs and document findings. Also ask about the water source and quality, utility costs, mitigation work, and prior insurance cancellation or nonrenewal. Check official hazard resources and more than one source: a map or third-party risk score is not a substitute for an inspection or an insurer’s assessment.
The Consumer Financial Protection Bureau (CFPB), citing FEMA, says a Special Flood Hazard Area has at least a one-in-four chance of flooding over a 30-year mortgage. That is an area-level probability, not a prediction that a particular house will flood. A mortgage on a home in a designated Special Flood Hazard Area generally requires flood insurance, and flooding can also occur outside designated areas. Keep an inspection contingency where available and ask a local broker or attorney to explain the contract deadlines. The CFPB describes an inspection clause this way: “An inspection clause means your offer goes ahead only if an inspection shows the property is in acceptable condition.” Its guidance page was last reviewed May 22, 2024.
Get property-specific insurance answers before contingencies expire
Request written insurance quotes for the exact property before your contract contingencies expire. Ask the insurer or a local insurance broker to identify exclusions, deductibles, coverage limits, and any lender or association requirements. For a condominium or HOA property, determine what the individual policy covers versus the association’s master policy; do not assume one replaces the other.

Coverage for a high-risk property may be difficult or expensive to obtain. Ask about previous nonrenewals and, if standard coverage is unavailable, whether FAIR or force-placed coverage is relevant to your situation. Read the HOA, condominium, and resort-community documents
Before committing, request the documents that define ownership, responsibilities, rules, insurance, and finances. Availability depends on the contract and local law, so confirm what you are entitled to receive in the property’s jurisdiction.

- Current budget and financial statements, recent meeting minutes, and reserve information if available
- Insurance certificates, management agreements, and details of planned work or known assessments
- Documents governing ski access, route maintenance, and any resort or community conditions on use
Work out which areas are private property, common elements, or limited common areas, and who owns and maintains each. Compare the full obligation, not just the slope-side location
Compare candidate properties using evidence you can verify for each parcel. Consider documented access rights and route usability alongside condition, maintenance assignments, association finances, insurance, hazards, and recurring costs. No reliable premium or total-cost figure can be supplied without the property’s documents and a written insurance quote.
- Is the route right documented for this parcel, and does its actual winter use match the listing?
- Are repair history, hazard exposure, water, and utilities understood well enough to evaluate the property?
- Do insurance terms and the HOA or condominium documents fit your budget and intended use?
- Are maintenance duties, possible assessments, and access restrictions clear in writing?
