Our verdict on UnitKeeper
UnitKeeper is property management software for individual landlords and property management teams. It brings property portfolios, tenants, digital leases, rent collection, maintenance requests, vendor workflows, inspections, budgets, tax and accounting tools, reporting, and tenant communication into one system. Tenants can use a self-service portal to view lease details, make payments, submit maintenance requests, and communicate with property managers. Access is available through the web, iOS, and Android apps.
The published plans use annual billing. Starter costs $15 per month and includes tenant management, lease tracking, rent collection, maintenance requests, and email support; it is designed for up to 10 units. Professional costs $39 per month and adds vendor management, budgets and forecasting, inspections and checklists, and tax and accounting tools. Business costs $79 per month and adds team management and roles, API access, advanced analytics, and white-label branding. Each plan also has a separate per-unit charge, and a 14-day free trial is available.
UnitKeeper’s main strength is breadth: it can connect daily landlord workflows with financial planning, inspections, maintenance coordination, and tenant self-service. That makes it a sensible fit for growing landlords who want more structure than separate spreadsheets and communication tools provide. The trade-off is tiering. Smaller portfolios may find the 10-unit Starter limit restrictive, while teams needing role controls, API access, advanced analytics, or white-label branding must choose Business. Landlords wanting a focused tool for only rent collection or lease tracking may not need this wider feature set; property managers coordinating multiple operational workflows are the stronger fit.
