Tendmere is a web-based property management platform for UK landlords and portfolio teams. It brings together property and tenant records, rent tracking, arrears reminders, compliance deadlines, maintenance workflows, documents, expenses, tax reporting and analytics. The free tier is available for one or two properties, making the product particularly suited to landlords who want structured compliance and portfolio administration without an initial subscription. It is currently available as a controlled web beta.
The plan structure separates core management from finance and portfolio functions. Free includes property and tenant records, rent and expense tracking, compliance dates and evidence, repair and message workflows, and responsive web app access. Landlord is listed at £19 per month and adds Open Banking auto-match, MTD review packs, assisted receipt extraction, CSV and PDF exports, and SA105 tax reports. Portfolio is listed at £39 per month, adding finance-scoped accountant access, HMO room-level tracking, portfolio analytics and yield, bulk actions and imports, and priority email support. Agency is listed at £99 per month, with multi-user roles, client-branded reports, API access, webhooks, white-label workspace branding and dedicated onboarding. Paid billing and checkout remain closed, so these are intended launch prices.
Tendmere’s ecosystem is a strong part of its proposition for landlords managing records, finance and listings in one workspace. Connections include HMRC Making Tax Digital, TrueLayer Open Banking, Xero, QuickBooks, Sage Accounting, Stripe, GoCardless, Zoopla, Rightmove, OpenRent, Spareroom, DocuSign, Signable and Google Drive. Its Guardian attention brief adds evidence-backed recommendations while leaving consequential decisions with the user. Choose Tendmere for free compliance tracking, rent administration and broad integrations; choose an alternative if tenant self-service or online rent collection is essential.
