RentAdminly is a cloud property management platform for independent landlords and small property managers. It brings property, tenant, lease, rent collection, maintenance, expense, reporting, screening, inspection, and communication tools into one workspace. Tenants can access a self-service portal for payments, maintenance requests, leases, and messaging, while landlords can manage operations through a browser or iOS app. Its unlimited-property model also suits solo operators who want to manage a growing portfolio without a subscription fee.
The Free plan includes unlimited properties, tenants, units, leases, and team members, along with all 14 tools. Core financial workflows include automated ACH rent collection, payment history, portfolio reporting, cash-flow views, and vacancy tracking. Landlords can also store leases and documents, manage renewals, run rental applications and screening workflows, record inspections with photos and repair flags, and assign team roles and permissions. AI receipt scanning and expense categorization add an accounting-focused workflow, while rental listing syndication is available through an XML feed. ACH transactions still incur a standard bank-processing fee.
RentAdminly fits users who want broad coverage in a single free workspace rather than a narrowly focused rent collection tool. Its named integrations include TransUnion SmartMove and Steadily, and its cloud deployment supports browser access alongside an iOS app. The main fit consideration is platform coverage: users who need Android access should look elsewhere.
