pHKondo is web-based software for condominium and HOA administration. It covers property, owner, and representative management alongside accounting periods, budgets, fees, shares, bank accounts, billing, payments, receipts, maintenance, insurance, reports, PDF documents, and email notifications. Its audience is very small communities that need core administration and accounting without a large software commitment. The product is available through hosted cloud plans, a one-time FullPack installation, and a free Community edition distributed as open-source software under the GNU GPL-2.0 license.

Pricing gives pHKondo a clear low-cost position. According to the vendor's pricing page, Cloud One costs $22 per year and includes complete features, a personalized URL address, updates, advanced HTTPS protection, 24/7 support, and daily backup. Cloud Pro costs $48 per year and adds unlimited condos while retaining complete features, updates, advanced HTTPS protection, a personalized URL address, and 24/7 support. FullPack costs $48 as a one-time payment and includes unlimited condos, unlimited users, all features, and 24/7 support. The Community edition includes unlimited condos and users, community support, attachments, receipt printing, and reports.

The main strength is breadth across the administrative work a small association may need: accounting, transaction movements, billing, payment and receipt management, maintenance, insurance, and document generation are included in the product scope. Web and self-hosted deployment options also give communities a choice between hosted access and local control. pHKondo is a sensible pick for small, cost-conscious communities that prioritize accounting and administration. Communities looking primarily for resident-facing tools, mobile apps, or a broader resident engagement experience should compare alternatives built around those needs.
