Our verdict on OpenProperty

OpenProperty is open-source property management software for landlords, small property managers, and apartment or multifamily back-office teams. Its scope covers property and unit records, tenant information, leases, monthly rent ledgers, maintenance work orders, vendors, and portfolio metrics. The self-hosted design suits technical users who want to deploy and customize a web-based system for rental operations without relying on public tenant or owner portals.

The product’s strongest area is its connected record-keeping model. Property and unit records include occupancy status and rental attributes, while tenant records can hold contact, employment, income, emergency-contact, and lease-history fields. Lease tracking includes terms, rent, deposits, due days, and late fees. Monthly ledgers organize charges, payment records, and overdue status. Maintenance workflows add priorities, statuses, vendors, dates, and costs, with a vendor directory organized by service category. A portfolio dashboard brings occupancy, leases, rent, and work-order metrics into one view, making OpenProperty a focused back-office tool rather than a broad resident-services platform.

OpenProperty is a practical fit for users comfortable with self-hosting and customization who need core rental administration in a web application. Configurable rent-policy defaults help standardize due days, late fees, grace days, and currency across operations. The boundaries are important: online card and ACH payment processing, public tenant or owner portals, integrations, verified accounting tools, and mobile apps are outside its scope. Teams that need residents to pay online, access records through a portal, or manage properties from mobile apps should choose a product built around those capabilities instead.
