Our verdict on LeaseBook

LeaseBook is open-source, web-based property management software for small residential property managers. It combines owner, property, unit, tenant, and lease-record management with tenant charges, payments, deposits, prepayments, applications, trust accounting, bank registers, and reconciliation. Its strongest fit is a technical team that wants self-hosted control and accounting workflows rather than a broad resident-services platform. The project uses a React frontend and ASP.NET Core backend and is distributed under the AGPLv3 license.

Accounting is the product’s clearest center of gravity. Double-entry, dual-basis trust accounting supports bank statement import, matching, reconciliation, owner statements, and PDF/CSV reporting. Bulk rent, late-fee, and owner-disbursement runs support recurring administrative work, while CSV migration and opening-balance verification provide a defined path for bringing records into the system. Role-based access, organization isolation, audit events, and MFA add controls for teams managing financial records. Technical teams should expect self-hosting and operational responsibility around the web application rather than a hosted, low-maintenance service.

LeaseBook is narrower than property management suites that combine accounting with tenant-facing operations. Online rent collection, owner and tenant portals, maintenance workflows, fuller lease management, integrations, and mobile apps are not current features; the available application is web-only, and those broader capabilities are planned. The project is also pre-release and not yet deployed for production use. Choose LeaseBook when open-source distribution, self-hosting, and trust-accounting depth are priorities. Choose an alternative when residents need online payments or portals, teams require maintenance coordination, or the organization needs a production-deployed platform with broader ecosystem coverage.
