KondoManager is free, open-source condominium management software designed for administrators who want to host the system on their own server. Its focus is the Italian condominium market, and its AGPL-3.0 license supports self-hosted deployment. The product combines double-entry accounting and financial records with expense allocation, installment plans, resident communications, document management, maintenance reporting, and user administration. Residents receive an area for notices, documents, deadlines, reports, maintenance reports, and payment notifications.
The published product details show a single free, open-source model rather than separate paid tiers. Administrators are responsible for self-hosted deployment, while automatic email notifications, OTA updates, browser-based backup and restore, user invitations, roles, permissions, and two-factor authentication are included capabilities.
