Our verdict on HOA Alchemy

HOA Alchemy brings association operations and architectural review into one cloud platform for HOA boards, residents, vendors and management teams. Its clearest fit is communities that need a formal way to collect modification requests and move them through committee review: homeowners can submit forms with photos and documents, reviewers can be assigned, and applications can pass through multiple approval steps. Status updates and approval history give residents and boards a record of progress and decisions. The platform also covers accounting, invoicing, budgets, portals, documents, violations and work orders, so it is not limited to ARC administration.

The review workflow is the product’s defining strength. Online intake can gather supporting photos, drawings and descriptions, then route submissions to committees and reviewers. Multi-step approvals, homeowner updates and audit logs suit associations where requests need a visible decision trail rather than informal email coordination. QuickBooks and the REST API are among its integrations; Twilio, Forte, Plaid and Rhombus are also listed. Web, iOS, Android and API access support a mix of board, resident and operational workflows, while vendor location and route history extend into vendor coordination.

According to the published monthly pricing, Silver is $2 per home and includes accounting, invoicing and budgets, portals, violations, work orders and document management. Gold is $2.50 per home and adds mobile apps, push notifications, private group messaging, two-way SMS, call recording and compliance logs. Platinum is $3 per home and adds camera-based access control, mobile amenity unlocking, live vendor GPS and route replay, smart irrigation controllers, phone support and an SLA. Annual prepayment carries a stated 15% discount, and a 30-day full-access trial does not require a credit card. Associations prioritizing ARC intake, routing and records should consider it; those choosing primarily for deeper accounting should compare alternatives carefully.
