A broad maintenance system for inspections, turns, assets, and vendor workflows.

FixGrid is a cloud maintenance management system for multifamily property operators. It brings tickets, work orders, inspections, preventive maintenance, make-ready turns, assets, parts, compliance records, resident requests, vendor workflows, and reporting into one operating layer. Role-based portals support technicians, residents, property managers, regionals, owners, vendors, and commercial tenants. It is designed to run alongside a property-management system rather than replace leasing and accounting tools, making it a fit for teams focused on maintenance operations across multifamily properties.
Pricing is structured as a monthly base charge, with an additional per-unit rate for units over 50. Starter costs $49 per month base and includes tickets and SLA management, a make-ready and turns board, resident and technician portals, inspections, preventive maintenance, basic compliance ticketing and reporting, and basic asset linking. Professional costs $99 per month base and adds full asset management with QR codes, history, and warranties; parts and inventory; policies and documents; vendor, COI, RFP, and vendor portal workflows; plus utilities and vendor compliance. Enterprise adds Full Grid Zenith and Grid Apogee, a dedicated customer success manager, written SLAs, custom integrations and an SSO roadmap, and white-glove implementation and success.
The strongest case for FixGrid is breadth: preventive schedules can generate work orders, inspections can create repair tickets, and the turns board adds status and QA gates. The asset registry, QR codes, maintenance history, warranties, inventory, resident portal, public REST API, and signed webhooks extend the system beyond basic ticketing. Field teams receive offline access through a mobile progressive web app without an app-store download. Choose FixGrid when maintenance coordination, vendor control, and operational coverage matter more than a narrow work-order tool. Teams requiring a native mobile app should consider a different platform.
FixGrid pros and cons

- Offline mobile PWA supports tickets, inspections, and turn punches
- Vendor workflows include COIs, RFPs, portals, and compliance
- Where it doesn't
- No native mobile app; field access uses a progressive web app
- Starter has basic asset linking rather than full asset management
- Pricing adds a per-unit charge for units over 50
