DoorVault is an asset-management platform for real-estate owners whose properties are handled by managers. It brings owner statements, bank activity, documents, and portfolio financials together so owners can review performance and manager charges without using it to run daily property operations. Its fit is strongest for solo and small-to-mid-market owners who want a consolidated view of managed holdings, rather than landlords looking for a full service workflow for tenants and properties.

Document review and reconciliation are central to the product. Knox extracts information from leases and owner statements, while reconciliation compares property-manager statements with bank deposits and flags potential duplicate charges or management-fee discrepancies. Portfolio tracking covers NOI, cash flow, equity, returns, loans, amortization, and 1031 deadlines; entity-level reporting and Schedule E exports support financial oversight. DoorVault can import owner portal data from Buildium, RentManager, and AppFolio, and lists integrations including Plaid, Steadily, Drake Tax, Dropbox, and Google Drive. It is available on the web, with a Chrome extension and API also listed.

Pricing starts with a Free plan at $0 per month, covering every feature and up to two properties. Per-door pricing is $6 per door per month above the first two free properties. Growth is $29 per month; Scale is $79 per month and adds a $2 per-door charge above 50 doors. Enterprise is $149 per month and includes API access, webhooks, priority support, and onboarding. The plans are presented as including every feature. DoorVault is a considered choice for owners focused on statements, portfolio metrics, and underwriting; it is not a fit for those who need online rent collection, tenant portals, leasing, or maintenance management. The vendor states that sales are final and refunds are not offered.

    • No leasing, tenant screening, or maintenance management.
    • Focuses on oversight rather than day-to-day property management.
