Domatia review
A broad property operations suite for portfolios that also need rental listings.

Domatia is property management software for independent landlords, property managers, apartment complexes, HOAs, and commercial owners. It brings rental listing syndication, public listings, applicant portals, lead tracking, lease management, rent collection, maintenance workflows, tenant communications, reporting, expense tracking, and tenant portals into one platform. Its fit is strongest for portfolios that want listing activity connected to ongoing property operations rather than a tool focused only on publishing vacancies.
Pricing is structured across four plan names. Essential costs $29 per month when billed annually or $39 per month with monthly billing, and includes rent collection, maintenance requests, lease management and e-signature, a tenant portal, and email, SMS, and push notifications. Pro costs $69 per month annually or $89 per month monthly, adding maintenance teams and auto-routing, a white-label tenant portal, custom domain support, and priority support. Portfolio costs $119 per month annually or $149 per month monthly, with portfolio management, dedicated onboarding, and priority support. Enterprise includes unlimited units, dedicated onboarding, a dedicated account representative, and API access. The vendor advertises a 14-day money-back guarantee rather than a free trial.
Its main distinction is breadth across the rental lifecycle. Listings can be distributed through a MITS ILS XML feed, including Zillow and Apartments.com, while public applicants can submit forms and files. A lead inbox tracks notes, follow-ups, and application conversion. After leasing, ACH and card payments support autopay and automatic late fees; maintenance requests can be routed, messaged, and tracked; and portfolio reports include expense tracking, Schedule E roll-ups, and exports. Domatia also offers AI-assisted lease drafting, a public REST API, CSV import and export, and web, iOS, and Android access. Choose it when listings and property operations belong in one system. A narrower listing tool may suit teams that do not need leases, payments, maintenance, or reporting.
