Our verdict on Condo Master
Condo Master is a cloud, web-based management system for property managers, management corporations, joint management bodies and residential associations. It combines unit, owner, tenant and vehicle records with e-notices, document storage, issue logs, complaints, maintenance scheduling, purchase orders and meter-reading integration. Residents and committees get portals for accounts, bills, notices, documents and reports, while an online payment gateway can issue real-time receipts and update ledgers.
Pricing is organized by residential site size rather than by named feature tiers. The published starting price is MYR 500 per site per month, with plans for up to 300 units, 301–499, 500–699, 700–799, 800–999, 1000–1199, 1200–1999, and 2000 units and above. Each listed plan includes the Condo Master subscription. The pricing sheet is for Malaysia and is subject to 8% SST, so larger communities should request the tier that matches their unit count before budgeting.
For finance-heavy operations, the accounting module is the standout: it covers accounts receivable, accounts payable, general ledger, bank reconciliation and reports, alongside recurring and batch billing. The platform runs on the web, offers responsive mobile and tablet views, and connects to companion meter-reading mobile software. Support is available through email, phone and documentation, but there is no 24/7 coverage. Condo sites that need an integrated operational, billing and resident-portal system should shortlist it; communities focused primarily on dedicated violation tracking or AI-assisted workflows should compare alternatives.
