CMMS Pro review
A web-based CMMS with core maintenance tools and specialized airport and FDOT workflows.

CMMS Pro is browser-based computerized maintenance management software for teams overseeing facilities, airports, fleets, and other equipment-intensive operations. It brings work orders, recurring preventive maintenance, asset records, parts inventory, inspections, reporting, and public maintenance requests into one system. Its specialized Part 139 airfield inspection and FDOT grant-funded asset compliance workflows make it a more targeted fit for organizations with those requirements than for teams seeking only general-purpose maintenance tracking.
The maintenance workflow covers creating, assigning, prioritizing, tracking, and closing work orders. Recurring preventive-maintenance schedules generate work orders, while asset records keep location, service history, documents, and downtime together. Inventory tools include FIFO costing, minimums, and low-stock alerts. Reporting covers cost, labor, preventive-maintenance compliance, and downtime; a public request portal turns submitted requests into tracked work orders. For airport operators, Part 139 inspections can connect discrepancies to work orders. FDOT workflows address grant-funded asset tracking and audit packages. Field access is through the web platform, including on phones.
Pricing is seat-based and billed monthly. According to the vendor’s published homepage plans, 1–5 seats cost $49 per seat per month, 6–10 seats cost $45, and 11+ seats cost $39. Each tier lists work orders and assets, preventive-maintenance scheduling, inventory and parts, reporting and compliance exports, and vendor and contractor management. A 14-day trial is available. The absence of integrations and an API, together with web-only access, limits fit for organizations that need connected systems or a different platform. Choose CMMS Pro when its airport or FDOT workflows and core maintenance functions suit your operation; look elsewhere if integrations are essential.
