AppFolio Property Manager is cloud-based software for property management businesses overseeing residential, commercial, affordable housing, student housing, or community association portfolios. It brings together property and trust accounting, financial reporting, online rent collection, resident and owner portals, leasing, marketing, maintenance, vendor workflows, communications, and mobile access. Its feature set is aimed at full-service property managers that want one system spanning day-to-day operations and financial administration.

The published plans are Core, Plus, and Max, and the official pricing page presents them as quote-based options. Core includes property accounting and reports, end-to-end marketing and leasing, work order management, inspections and unit turns, integrated communication, and standard integrations; it also has a stated 50-unit minimum. Plus adds affordable housing and student housing capabilities, advanced budgeting and accounting, advanced data analysis, and custom fields. Max adds a leasing CRM, Leasing Signals, a read/write AppFolio API, and dedicated customer success management. There is no free plan.

AppFolio covers a wide operating surface, with lease creation and electronic signing, renewals, applications, tenant screening, vacancy posting, maintenance requests, inspections, unit turns, payment collection, and owner and vendor portals. It supports AppFolio Stack integrations, the AppFolio API, Zillow, Apartments.com, and Zumper, alongside web, iOS, and Android applications. Realm-X AI assistants and workflow automation extend that breadth. Full-service managers with varied portfolios should find the coverage relevant; teams seeking a smaller, narrowly focused tool may find the plan structure and broad feature set more than they need.
