For a permanent home greenhouse, UV-protected twin-wall polycarbonate is usually the better long-term covering if its higher initial cost and rigid-panel requirements suit your budget and frame. Greenhouse-grade polyethylene film is usually better for a lower-cost hoop house, seasonal use, or a flexible build where you can accept more frequent re-covering. The right choice depends on service life, light, heat retention, frame design, and maintenance—not just the material name.
Polycarbonate vs. polyethylene film at a glance
“Plastic film” here means greenhouse-grade polyethylene, not ordinary household plastic sheeting. Polycarbonate refers to rigid greenhouse panels; their performance varies by whether they are single-wall, twin-wall (bi-wall), or another multiwall construction. Virginia Tech Cooperative Extension’s comparison gives these typical figures:
| Factor | Polycarbonate panels | Polyethylene greenhouse film |
|---|---|---|
| Initial cost | Higher than polyethylene; actual price depends on panel dimensions, wall structure, grade, and market. (Virginia Tech Cooperative Extension) | Low-cost glazing; lightweight, wide sheets are relatively easy to install. (Virginia Tech Cooperative Extension) |
| Typical service life | Treated bi-wall panels: 20–25 years effective lifespan in Virginia Tech Extension guidance. This is a typical estimate, not a guarantee. (Virginia Tech Cooperative Extension) | Without additives: typically 1–2 years; UV-resistant formulations: 3–4 years or longer. These are typical estimates, not product warranties. (Virginia Tech Cooperative Extension) |
| Typical light transmission | About 83% for typical bi-wall panels; single-wall panels can transmit more. (Virginia Tech Cooperative Extension) | 85%–87% for single-layer film; 74%–77% for double-layer film. (Virginia Tech Cooperative Extension) |
| Heat retention | Multiwall air spaces provide insulating value; actual performance depends on panel construction and installation. (Virginia Tech Cooperative Extension) | Single-layer film has high thermal conductance. A properly installed double-layer inflated system reduces heat loss compared with single film. (UF/IFAS Extension) |
| Frame and upkeep | Rigid panel sizes, temperature expansion, and anchoring must match the frame; panels can scratch. (Virginia Tech Cooperative Extension) | Flexible film suits curved or hoop structures, but needs replacement more often; double film also needs an inflation fan and sealed seams. (Virginia Tech Cooperative Extension; UF/IFAS Extension) |
Which covering fits your greenhouse?
Choose polycarbonate for a permanent structure
Rigid polycarbonate makes sense when you plan to keep the greenhouse in place for years, want to reduce the frequency of covering replacement, and have a frame designed to accept panels. Twin-wall and other multiwall panels trap air in their structure, so they can offer useful insulation. Check the specifications for the particular panel, however: “polycarbonate” alone does not establish its light transmission or thermal performance.

Panels need compatible support and anchoring, and their expansion and contraction with temperature must be accommodated during installation. A panel that is unsuitable for the frame or installed without allowing for movement can create problems regardless of its nominal lifespan.

Choose polyethylene film for a lower-cost, flexible build
Greenhouse-grade polyethylene is a practical choice for hoop houses and other frames designed for flexible covering. It costs less initially and can cover broad, curved spans. The trade-off is the need to plan for periodic replacement: Virginia Tech Extension estimates 1–2 years for polyethylene without additives and 3–4 years or longer for UV-resistant film. Actual life depends on the formulation and exposure, so treat these as general guidance rather than a schedule or warranty.
Look for film sold for greenhouse use, with UV stabilization suited to the exposure it will receive. Anti-condensation or infrared-retentive additives may be relevant depending on growing conditions; confirm what a product actually includes rather than assuming all greenhouse films have the same properties.

Consider double-layer film when heat loss matters
A double-layer polyethylene system uses an inflation fan to maintain an air space between the layers. UF/IFAS Extension reports that the system described in its Florida greenhouse guidance reduces heat loss by 35%–40% compared with single-layer film, while reducing light transmission by 10%. Those figures apply to the inflated system, not to every double-film installation. The added insulation comes with setup and upkeep: the layers need sealed seams and a functioning fan to retain the air space.
Compare light and insulation together
Higher light transmission is not automatically the only goal: insulation can matter more in a heated greenhouse or when managing cold conditions. But the construction of the covering changes both measures. Virginia Tech Extension reports 85%–87% light transmission for single-layer polyethylene, 74%–77% for double-layer polyethylene, and about 83% for typical bi-wall polycarbonate. Single-wall polycarbonate can transmit more light than bi-wall.

- Polycarbonate Panels: The greenhouse roof panels allow 80% light transmission into the greenhouse, which greatly benefits plant growth. Polycarbonate roof panels are different from traditional iron sheds as they are less prone to water seepage and provide ample sunlight for the plants
- High-Quality Material: The greenhouse replacement panels are made of twinwall polycarbonate material, ensuring the greenhouse remains warm in winter and cool in summer, creating an ideal environment for plants to thrive. The roof panels are resistant to high temperatures, with a working temperature range from -44°C to 120°C
- Strong and Shatterproof: The polycarbonate panels have excellent impact strength and are highly shatterproof, making them sturdy and durable to withstand severe weather conditions and accidental falls that could cause fragmentation
- Easy to Use: The installation of polycarbonate panels is simple. Use a cutter knife or scissors to cut the desired size, remove the adhesive backing before applying, and then stick them in the desired location
Use those figures as comparisons among the specified constructions, not as universal values for every product. If the greenhouse will be heated, compare the actual panel or film system’s performance and installation requirements. Do not assume every polycarbonate panel insulates equally, or that simply adding a second film layer provides the benefit of an inflated, maintained system.
Make the decision using your frame and maintenance plan
- Frame shape: A hoop or tunnel frame is naturally suited to flexible film; rigid polycarbonate requires compatible panel support, dimensions, and anchoring.
- Expected time in place: For a long-term structure, weigh polycarbonate’s higher starting cost against less frequent covering replacement. For a seasonal or budget build, film’s lower initial cost may be more important.
- Heating and climate exposure: Local UV and weather affect film life, while heat retention depends on the selected panel or film assembly and how it is installed.
- Light needs: Compare the light transmission for the exact construction—single or double film, single-wall or bi-wall panel—not simply “plastic” against “polycarbonate.”
- Maintenance capacity: Film entails eventual re-covering; double film also requires an operating inflation fan and intact seams. Panels reduce covering replacement frequency but still require suitable installation and care.
