Microsoft purchased more than 600 acres in Woodward, Iowa, with the reported transaction closing on October 8, 2026. The property is industrially zoned for data-center use, but Microsoft has not approved a building design or committed to a construction start. The company described the acquisition as land for a potential campus rather than a fully planned facility.
What Microsoft bought
The seller was an independent landowner, not the city of Woodward. The acreage had been rezoned by the Woodward City Council in June 2026 from agricultural use to the Eco Business Park District, which permits industrial development including data-center operations.
Neither the purchase price nor deed-level transaction terms have been disclosed in the public reporting available through October 14, 2026. The 600-acre figure describes the tract Microsoft acquired; it does not establish how much of the property will ultimately be developed.

Not yet. Microsoft representatives said the land could support a future campus, but design work had not started. Jackie Nickolaus, Microsoft’s land-development manager, said, “We have not even begun to design the building, so we have no idea what mechanical systems will be going into the buildings.”

- Save valuable floor space: 6U wall mount server cabinet Dimensions: 13.78" H x21.65" W x17.72" D.Maximum mounting depth is 14.2"
- Keep critical network equipment secure: glass door and side panels are lockable to prevent unauthorized access. Front door can be installed on either side of the front of the cabinet to satisfy your door swing orientation preference
- Easy equipment configuration: Fully adjustable mounting rails and numbered U positions, with square holes for easy equipment mounting with top and bottom punch-out panels for easy cable access
- Durability: Made of high quality cold rolled steel holds up to 110lb (50kg) (Easy Assembly Required)
- PCI & HIPPA and EIA/ECA-310-E compliant
Nickolaus estimated roughly two to three years of campus design before construction and about two years to build the first facility after design. That places any opening several years away at the earliest, and the schedule could change as engineering, utility planning, permitting and business requirements develop.
What is planned for the computing workload?
Nickolaus said the expected workloads are cloud computing and data storage, not artificial-intelligence training. That description indicates the type of service Microsoft currently anticipates for the site; it is not a final specification for the campus. Building count, server capacity, power demand, cooling systems and water requirements remain unknown.

Did Woodward residents vote on the sale?
No. When asked whether residents had a vote, Mayor Todd Folkerts answered, “No.” The land was sold by an independent owner, so the transaction itself was a private property sale rather than a city land sale requiring a public referendum.
Residents did have an opportunity to ask questions. More than 200 people attended a residents-only meeting where the mayor and Microsoft representatives discussed the acquisition. Reporting described the meeting as contentious, underscoring that public interest and approval are separate from the private closing and the city’s zoning decision.

How many jobs could it create?
Microsoft has not announced a Woodward-specific employment commitment. The available Iowa figures are statewide context, not promises for this project:
- Microsoft had approximately 540 employees across Iowa as of 2025.
- The company projected more than 1,660 peak construction jobs and 6.8 million work hours for new Iowa facilities.
Those construction figures cover Microsoft’s new Iowa facilities generally. They cannot be converted into a reliable Woodward job count until the campus design, construction scope and contracting plan are known. Permanent operations staffing is also not established.

How Woodward compares with Microsoft’s existing Iowa campuses
West Des Moines’s fiscal-year 2025 report says Microsoft’s existing Iowa campuses occupy about 130 to 160 acres each and cost more than $1 billion per center. That provides scale context, but it does not predict Woodward’s final footprint or cost: a 600-acre purchase can include setbacks, utility corridors, roads, storm-water facilities and land reserved for later phases.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problems| Comparison point | Existing Iowa campus context | Woodward site |
|---|---|---|
| Land area | About 130–160 acres per campus in West Des Moines | More than 600 acres purchased; developed acreage not stated |
| Investment | More than $1 billion per center, according to the FY2025 report | Purchase price and eventual project cost not disclosed |
| Development stage | Operating campuses | Land acquired; design has not begun |
| Expected workload | Not specified in the cited comparison | Cloud computing and data storage; not AI training, according to Microsoft’s land-development manager |
| Infrastructure | Existing facilities and systems | Power, cooling, water and building requirements not yet known |
| Resident participation | Not part of the cited comparison | No resident vote on the private sale; a public meeting drew more than 200 attendees |
Could Iowa tax incentives apply?
Iowa’s published data-center incentive guidance uses a minimum Iowa physical-location investment of $200 million within six years. The guidance counts land toward that investment threshold. However, no available source confirms that the Woodward project has applied for, qualified for or received those incentives.
Because the campus has not been designed, its eventual qualifying investment cannot be calculated. The $200 million figure is an eligibility rule in the published guidance, not a stated value of Microsoft’s Woodward purchase or a guaranteed tax benefit.
What remains unknown
- The purchase price and detailed deed terms.
- The number and size of buildings.
- The amount of electricity the campus would require and which utility upgrades would be needed.
- Water, cooling and wastewater systems.
- Construction contractors and suppliers.
- An exact construction start date.
- Permanent job totals and any Woodward-specific construction-job estimate.
- Whether Microsoft has submitted an Iowa data-center incentive application.
What the announcement means now
The confirmed event is a large land acquisition following a zoning change, not an approved, shovel-ready data center. Microsoft has identified cloud computing and storage as the anticipated workloads and offered a preliminary design-and-build sequence, but the project’s physical form, cost, infrastructure demand, incentives and employment impact remain open. The next meaningful milestones will be design commencement, utility and permitting plans, and any formal construction or incentive filings.
