Yes. Reports say Maharashtra began requiring Aadhaar-based identification for registration of immovable-property documents on October 1, 2026. The reported rule covers 63 document-registration categories, including sale, purchase, mortgage and partition deeds. People who do not have an Aadhaar number can reportedly provide alternative identity and relationship documents, subject to verification.
What the new requirement means
The change concerns identification during registration of immovable-property documents in Maharashtra. It is not a claim that an Aadhaar card by itself completes a registration: applicants must still follow the applicable document and verification process for their transaction.
Hindustan Times, Times of India and PTI via Moneycontrol reported that the state notification took effect on October 1, 2026. They describe 63 covered registration categories. The exact Gazette notification number and wording were not available in those reports, so the reported scope should not be treated as a substitute for the official instructions for a particular case.

The reports do not reproduce the complete category list or establish that every transaction has identical paperwork or verification steps. For a document not named above, confirm its treatment with the Maharashtra Registration and Stamps Department before booking or attending an appointment.
What if you do not have Aadhaar?
People without an Aadhaar number are reported to have an alternative route. They may submit proof that they have applied for Aadhaar, another government-issued identity document, and documents establishing their relationship to the person concerned. The transaction is finalized after verification.

The available reporting does not specify every acceptable document, who must provide relationship evidence in each case, or how long verification takes. Why has Maharashtra introduced the rule?
The stated aim is to reduce impersonation and fraud involving false parties or witnesses and to improve transparency. That is the policy rationale reported by the news outlets; it is not evidence that fraud has been eliminated or that the measure has already produced a measured reduction in fraud.

Is the land-records website maintenance related?
No connection is established between the Aadhaar identification requirement and a separate Maharashtra Land Records Department maintenance notice. Dated October 1, 2026, that notice scheduled ePCIS and related services, including property-card downloads, to be unavailable from the evening of October 1 through the morning of October 5. It does not say that property-document registration services were affected. Check the land-records website for current service availability before relying on an online record or download.
