Treasury yields influence mortgage rates, auto-loan rates, and savings APYs, but they do not set them directly. The connection depends on the kind of rate: mortgage pricing is tied to longer-term market rates and mortgage-backed securities, auto loans are influenced by shorter-maturity Treasury rates and lender risk spreads, and savings rates respond more to short-term rates, banks’ funding needs, and competition.
Why Treasury yields matter—but do not dictate consumer rates
A Treasury yield is a market rate on U.S. government debt with a particular maturity. Yields reflect changing expectations about inflation, economic growth, and future Federal Reserve policy, as well as other market conditions. Those rates can influence what lenders pay to borrow and what investors require from other debt, but there is no universal formula that converts a Treasury-yield change into the same-sized change in a consumer rate.
The Federal Reserve describes how monetary policy can affect short-term rates, Treasury yields, and consumer borrowing costs, while noting that expectations about future policy matter too. The relationship is an influence, not a guaranteed one-for-one pass-through (Federal Reserve, monetary policy transmission; Federal Reserve, FOMC).
How Treasury yields affect mortgage rates
For a fixed-rate mortgage, lenders price loans in relation to longer-term market rates and yields on mortgage-backed securities (MBS), which bundle home loans into securities. Agency MBS yields are an important factor in setting mortgage rates, and the spread between MBS and Treasury yields can change. That is why a mortgage rate is not simply a Treasury yield plus a fixed markup. Market conditions, the loan product, and the borrower’s circumstances also affect the quote (Federal Reserve, July 2026 Monetary Policy Report).

As a dated U.S. illustration, the Federal Reserve’s July 2026 report said the prevailing 30-year fixed mortgage rate was 6.4%; its mortgage contract-rate data ran through July 1, 2026. The report also said most outstanding mortgages remained below 4%. These figures describe market conditions and existing loans at that time, not a current offer or a forecast for an individual borrower.
How Treasury yields affect auto-loan rates
Auto-loan rates are influenced by shorter-maturity Treasury rates, as well as risk spreads lenders use to account for delinquencies and defaults. In a February 19, 2025 speech, Federal Reserve Vice Chair Philip N. Jefferson said: “Rates on auto loans are also influenced by the interest rates on shorter-maturity Treasury securities and risk spreads lenders assess to account for delinquencies and defaults.” (Federal Reserve, Jefferson speech).

The rate a borrower receives also depends on factors such as credit profile, loan term, and lender. A Treasury-yield movement therefore does not predict exactly how much a specific auto-loan APR will change.
How Treasury yields affect savings rates
Savings-account APYs generally do not track long-term Treasury yields as directly as fixed mortgage pricing does. Banks set deposit rates in response to short-term market rates, their need for funding, and competition for deposits. The Federal Reserve’s monetary-policy framework influences short-term rates through tools including the federal funds rate and interest on reserve balances (Federal Reserve, monetary policy implementation).

The FDIC reported a national savings deposit rate of 0.39% in its March 2026 rate table. Its savings and interest-checking figures use a $2,500 product tier, so 0.39% is a national measure on a defined basis—not an advertised offer or expected APY for any particular account (FDIC, national rates and rate caps).
The FDIC’s rate-cap calculations also distinguish savings accounts from deposits with stated maturities. For maturity-based products, the calculation can use a Treasury yield of similar maturity. For non-maturity deposits such as savings accounts, it uses the effective federal funds rate because there is no comparable Treasury maturity. This regulatory calculation is not a rule requiring savings APYs to follow Treasury yields.

Use Treasury yields to understand the broader rate environment, not to estimate your personal offer by applying a fixed adjustment. Compare the actual terms available to you:
