You can host a live model-home tour after the sales office closes by using an eligible YouTube channel, scheduling the stream in advance, rehearsing the route and audio, then going live from a phone, webcam, or encoder. A phone is usually the simplest choice for a room-to-room tour. Schedule the event early so you can share its watch page, and decide beforehand how you will handle viewer questions and the replay.
Before you start: check YouTube Live eligibility
Confirm the channel is verified, live streaming is enabled, and it has no live-streaming restrictions within the previous 90 days. First-time activation can take up to 24 hours, so do not leave this check until the evening of the tour. YouTube’s overview says streamers must be at least 16. See YouTube’s live streaming overview.
Mobile streaming has additional eligibility requirements: YouTube’s mobile instructions specify at least 50 subscribers, verification, live streaming enabled, and no restrictions in the previous 90 days. Confirm the channel’s current status in YouTube Studio and review YouTube’s instructions for creating a live stream on mobile. Do not assume that a new channel can stream immediately.
Choose the right way to stream the tour

Schedule the event and share its watch page
- Open YouTube Studio and go to Live Control Room.
- Choose the option to schedule a stream. Add an accurate title, description, thumbnail, date, time, and time zone.
- Choose the visibility setting deliberately. Make the event public if it should be broadly discoverable; use unlisted or private when the intended audience is limited and the setting suits your plan.
- Copy the watch-page link and share it through the brokerage’s usual channels. Scheduling gives viewers a page to visit ahead of time and supports promotion and reminders.
A clear title pattern is “Live model home tour: [community or plan name] | [date, time, and time zone].” Include only property availability, features, and specifications confirmed by the builder or listing team. If nobody will monitor chat, do not promise live answers. YouTube’s instructions for scheduling a live stream explain the scheduling workflow.
Plan the route and protect privacy
Choose the route before the broadcast so the tour has a natural flow and the camera is not left wandering while the agent decides where to go. A practical sequence is:
- Exterior or entry and a brief orientation to the community and home plan.
- Main living area and kitchen.
- Primary suite and bathroom.
- Secondary bedrooms and other rooms.
- Included features, followed by a short closing and follow-up instructions.
Prepare short prompts for each stop instead of trying to memorize a full script. Live streaming does not allow multiple takes, so YouTube advises planning ahead and checking framing and sound before the event. Its filming tips cover those basics.

Before filming, confirm that the property is authorized for the tour and check the route for paperwork, keys, alarm panels, access codes, private family photographs, and people who have not agreed to appear. Check the applicable brokerage policy and requirements for the particular property and jurisdiction; those obligations vary.
Check camera framing and sound
Keep the picture steady and readable
Clean the lens, choose an orientation that shows rooms clearly, and move slowly enough for viewers to take in each space. YouTube recommends a tripod, selfie stick, or similar accessory to reduce camera shake; a phone tripod is optional, not a requirement. Avoid swinging the camera quickly between features, and pause briefly when showing details. See YouTube’s filming tips.
Test speech in the rooms where you will use it
Listen for wind, traffic, appliances, and echo in the actual rooms. YouTube recommends a quiet location and notes that a microphone can improve audio. If a colleague can help, have them listen from another device and report whether speech is clear and at a comfortable level. A test in the entryway may not reveal a problem in a kitchen or bedroom, so check the full route.

Rehearse, go live, and close the stream
Run a test before viewers arrive
- Use a private or unlisted test stream, as appropriate for your workflow, and verify the preview, camera framing, and audio before the scheduled event.
- If you are using an encoder, configure it ahead of time with the stream URL and stream key from YouTube Live Control Room. Keep the key private; if it is exposed, reset it.
- Start the encoder before the scheduled start time so there is time to resolve connection or preview problems. Confirm the preview appears in Live Control Room before starting the public broadcast.
- Walk the planned route while the helper checks what viewers will hear and see. Correct framing, sound, or pacing issues before the event.
Follow YouTube’s encoder setup instructions for the current workflow. Stream keys function as credentials, so share them only with people who need them to configure the broadcast.
Start and guide the tour
At the beginning, identify the community and model-home plan, say that the tour is live, and tell viewers whether chat questions will be answered. Then follow the route. If the office is closed and nobody is available to respond, explain how and when viewers can follow up rather than implying someone is standing by.
End deliberately and review the archive
End the broadcast deliberately and verify that the stream has stopped. YouTube may automatically archive streams under 12 hours; streams longer than 12 hours may not be captured. YouTube recommends recording a local archive as a backup. Review the saved replay and its visibility promptly, and restrict or remove it if it contains material that should not remain available. Troubleshooting common problems
