Show the project’s RERA registration number and the website address of the RERA Authority responsible for that project clearly on-screen throughout the YouTube Live listing loop. Section 11(2) of India’s Real Estate (Regulation and Development) Act, 2016 calls for both details to appear prominently in a promoter’s advertisement or prospectus. The exact layout rules depend on the project’s state or union territory, so check the relevant Authority’s current directions before publishing.
Which RERA details should appear in the video?
For a registered project, display these two items together in the video:
- The exact project registration number issued by the applicable RERA Authority.
- The Authority’s website address where viewers can check the registered project details.
Section 11(2) of the Real Estate (Regulation and Development) Act, 2016 says that a promoter’s advertisement or prospectus shall mention prominently the Authority’s website address, where registered-project details have been entered, and include the registration number obtained from the Authority. Kerala RERA reproduces this provision on its promoter duties page. The provision does not set a nationwide pixel size or specify how many seconds the information must remain on screen.

Check the rules for the project’s jurisdiction
RERA presentation directions are not interchangeable across states. First establish which state or union territory governs the project, then check that Authority’s current rules and circulars. The examples below illustrate why a general checklist cannot replace a jurisdiction-specific check.

Rajasthan: YouTube is expressly treated as social media
Rajasthan’s 2024 regulation expressly includes YouTube among social-media platforms used for project promotion. For social-media promotions, it directs that the RERA registration number and website URL be displayed legibly, readably, and detectably. It also says a QR code is not valid for social media. A QR code therefore cannot replace the visible number and URL in a Rajasthan YouTube promotion. The regulation separately addresses QR codes in other promotion media where publishing and scanning one is feasible.
Kerala: specified placement and relative size
Kerala RERA’s promoter guidance says to display the project registration number and Kerala RERA website address prominently in the advertisement’s right top quadrant. It also says the details should be at least as large as the contact details and project address, using a color and size that make them easily visible. Kerala guidance further directs promoters to upload project advertisements, including social-media advertisements, to the project page in the K-RERA portal. Treat these as Kerala directions, not an India-wide layout rule.

Prepare the listing loop and verify its details
- Identify the governing Authority. Confirm the project’s state or union territory and the RERA Authority responsible for it.
- Verify the registration status and number. Check the official project or Authority record rather than copying an unverified marketing draft. If the project is claimed to be exempt from registration, confirm that status and the local advertising requirements with the Authority before deciding what to show. Kerala RERA has stated that even projects not required to register must prominently mention that status in advertisements or prospectuses; check whether the applicable Authority has a similar current direction.
- Copy the Authority’s website address from an official source. Use the address viewers can use to check project information, not merely a broker’s or project’s own website.
- Add a stable on-screen disclosure. Put the number and Authority URL together in a high-contrast area of the video. Keep the type readable against the footage and leave the disclosure visible through the loop so a viewer joining mid-stream can see it. This is practical presentation advice supporting the Act’s prominence requirement, not a universal statutory pixel or timing specification.
- Apply any state-specific layout direction. For example, use Kerala’s specified right-top placement and relative size if Kerala rules govern the project. For a Rajasthan YouTube promotion, show the number and URL directly rather than relying on a QR code.
- Review every project claim in the loop. Check that prices, features, location, status, and other property statements remain accurate and consistent with the registered project information. Kerala RERA guidance places responsibility for the veracity of an advertisement or prospectus on the promoter.
- Upload and inspect the finished loop. Check the disclosure on the video itself at normal playback size and confirm that the text is not covered by other graphics or difficult to read. Follow any applicable Authority requirement for uploading the advertisement to a project portal.
Run the video as a YouTube Live listing loop
The RERA disclosure belongs in the video, not only in the stream description: viewers may join after the stream starts, and the description may not accompany the video when it is shared. Before going live, confirm that the loop contains the verified details and that the visible text remains legible across the scenes and transitions. A live format does not remove the need to check the applicable advertisement rules.
