In OBS Studio, create one scene for your property walkthrough and another for the brochure, then switch between them as you present. For the brochure scene, capture only the PDF viewer window where possible; use full-display capture only if you cannot capture the viewer separately. Before going live, test readability, audio, scene changes, and rights to every brochure asset.
Set up separate walkthrough and brochure scenes in OBS
OBS scenes combine sources such as a camera, captured window or display, image, and text. Keeping the walkthrough and brochure separate makes it easier to switch cleanly without rearranging sources while live. OBS’s source and scene guidance was published on January 11, 2022.

Create the walkthrough scene
In OBS, create a scene for the live walkthrough and add the camera or other sources you use to show the property. Confirm that the intended view and microphone are active.

Prepare the brochure window
Open the approved project brochure PDF in a viewer window. Close or move unrelated windows out of view, and disable desktop notifications that could appear during the presentation.

Create the brochure scene
Add a second scene, then add a Window Capture source for the PDF viewer where your system supports it. Fit the captured window to the scene so the page uses the available frame. Window capture narrows what viewers can see compared with capturing the entire monitor.

Use display capture only if needed
If the PDF viewer cannot be captured separately, add a Display Capture source instead. It shows the monitor, not just the brochure, so check carefully for private documents, messages, browser tabs, and notifications before switching to it.

Set up and test the switch
Make scene switching easy using the OBS interface or a keyboard hotkey. Choose a cut or fade transition, then practice moving from walkthrough to brochure and back. OBS’s quick-start guide, published August 25, 2021, recommends testing stream settings and performance before a first live stream.

Make the brochure readable and the walkthrough continuous
- Check at stream size: View the brochure scene at the output size viewers will receive. Make sure headings, plan labels, and other details you intend to discuss can be read; a full-page view may make small print hard to discern.
- Keep the cursor unobtrusive: Move it away from key information when you are not pointing something out.
- Keep audio active: Confirm your microphone remains audible in both scenes and that switching does not mute or obscure your narration.
- Check transitions and performance: Rehearse the switch in both directions and watch for unexpected black frames, lag, or missing sources. Test stream settings and performance before the live session.
- Protect the desktop: With display capture, inspect everything that will appear on the monitor. With window capture, still check the captured window for personal information or unrelated content.
Get permission for the brochure and its embedded media
Before displaying a brochure publicly, obtain permission from the developer or other rights holder. Check the rights to photographs, renderings, music, and video embedded in the document as well as to the brochure itself. YouTube’s livestream terms require the provider to have the necessary rights for live content and to comply with applicable laws.

India’s Copyright Act includes making a work available to the public by display or diffusion within its definition of “communication to the public.” That wording makes a permission check relevant, but does not by itself determine whether a specific use is authorized or falls within an exception. Read the Government of India Copyright Act text and get appropriate advice if the permission position is unclear.
YouTube says it scans livestreams for third-party content; if detected material remains, the stream may be interrupted or terminated. Even licensed content may require the rights holder to add your channel to its Content ID allowlist. Ask the rights holder whether allowlisting is needed and arrange it before the broadcast. A clicker is not required. OBS scene switching can be controlled from its interface or by keyboard hotkeys; if considering a clicker, verify its operating-system support and input compatibility before buying.

Troubleshoot before the live walkthrough
- The brochure scene is blank: Confirm the correct PDF viewer is open and selected as the Window Capture source. If that viewer cannot be captured separately, use Display Capture and recheck what the full monitor reveals.
- Text is too small: Refit or enlarge the brochure view within the scene, then check it at the stream’s output size. Avoid assuming that a page legible on your monitor will be legible to viewers.
- Desktop material appears on stream: This is a risk with Display Capture. Close private windows, silence notifications, and preview the scene before switching; prefer Window Capture when available.
- Your narration disappears after switching: Check microphone source visibility and audio levels in both scenes, then rehearse the transition again before going live.
- YouTube interrupts or terminates the stream: Third-party content may have been detected. Confirm permissions for the brochure and embedded assets, and ask the rights holder about Content ID allowlisting where relevant.
