To livestream a vacation rental walkthrough on YouTube, first confirm your channel is eligible, then choose the YouTube mobile app for a moving phone tour or a webcam/encoder setup for a fixed or more controlled production. Get permission to film, plan a short route, test the connection and audio, and run an unlisted rehearsal before going public. Most importantly, keep guests and private details out of the frame.
Check YouTube Live eligibility before planning the tour
YouTube’s live-stream guidance says a creator must be at least 16, have a verified channel, and have no live-stream restrictions in the preceding 90 days. First-time live-stream activation can take up to 24 hours, so enable it well before the day of the walkthrough. See YouTube’s live-stream setup requirements.
To go live from the YouTube mobile app, YouTube currently requires at least 50 subscribers, a verified channel, no live-stream restrictions in the previous 90 days, live streaming enabled, and a supported Android or iOS device. The first mobile stream may also take up to 24 hours to become available. Check YouTube’s mobile live-stream requirements and YouTube Studio for the current eligibility of your channel.
If you do not meet the mobile requirements, consider a webcam or encoder route and check the requirements for that method in YouTube Studio. A webcam works best for a presenter speaking from one position; an encoder is better suited to external cameras, microphones, or a more controlled production.

Choose a streaming method for a moving property tour

YouTube describes mobile as suitable for quick updates and vlogging, while encoder streaming supports external audio/video hardware and advanced production. For a simple moving tour, the phone is usually the most direct option if the channel qualifies. See YouTube’s overview of live-streaming options and encoder setup guidance.
Get permission and protect the privacy of the property
Get permission from the owner or authorized manager before filming. If anyone is staying at the property, postpone the tour or obtain clear permission from everyone who could appear. Before the stream, look for details that could expose someone’s identity, location, or access: paperwork, mail, family photographs, computer or phone screens, keypad or lock codes, reflections in mirrors and windows, and views into neighboring homes.
If the rental is listed on Airbnb, its published camera and recording-device policy prohibits hosts from having devices that monitor interior spaces of listed homes, including when the devices are switched off or disconnected, with limited stated exceptions for certain licensed listings in Japan. The policy also addresses exterior devices and disclosure. This is Airbnb’s policy for its listings, not a universal rule about every authorized one-time tour. Check the rules and law applicable to the property and location; the available guidance does not establish legal requirements for every jurisdiction.

Plan the route, camera, sound, and connection
Map a short, steady route
Walk the property before going live and decide which rooms, amenities, and features to show. Plan transitions so the stream does not linger on empty hallways or swing abruptly between rooms. YouTube recommends planning content, framing shots, checking the location and background, and testing audio and video in advance. Its filming tips for live streams note that a livestream has no multiple takes.

Move slowly and pause briefly at each feature. A smartphone tripod or selfie stick can reduce camera shake; use one only if it is safe and practical to move through the property with it.
Prepare the phone and audio
For a phone tour, charge the device, turn on Do Not Disturb, choose portrait or landscape deliberately, and test the internet connection where you will film. YouTube recommends using the rear camera for visuals and suggests a second device for watching chat while the phone records. An external microphone may help if appliances, traffic, wind, or room echo make narration hard to hear. Keep the phone’s microphone uncovered and speak close to it.

YouTube gives about 1% battery per minute as a general mobile filming estimate, not a guarantee; actual drain varies with phone, settings, signal, and battery condition. A power bank may help on a longer tour. See YouTube’s mobile live-stream filming advice.
Test upload capacity, not just download speed
Check the upload connection in the rooms you plan to show. Choose a stream quality your connection can sustain reliably; the required upload capacity depends on the resolution, frame rate, encoding settings, and whether you are sending a backup stream. Do not treat one speed figure as a universal minimum. For an encoder setup, YouTube publishes recommended encoding settings and bitrate guidance in its encoder settings documentation. For a computer-based stream, YouTube recommends Ethernet when available.
Create the stream and rehearse privately
Start a mobile stream
- Open the YouTube app and tap Create, then Live.
- Follow the prompts to create or schedule the stream. Set the title and details, and choose visibility deliberately.
- Check the audience and other stream details before starting. YouTube offers public, private, and unlisted visibility options; use an unlisted stream for a rehearsal rather than a public listing.
Menu labels and availability can change, so confirm the current flow in YouTube’s mobile live instructions and live-stream settings help.

Set up an encoder stream
- Enable live streaming for the channel and allow time for first-time activation.
- Install compatible encoder software or connect the hardware encoder and camera/audio equipment.
- In YouTube Studio, open Live Control Room and create or schedule the stream.
- Copy the server URL and stream key from YouTube into the encoder. Keep the stream key private; anyone who obtains it may be able to send a stream to your channel.
- Use RTMPS where supported. YouTube describes RTMPS as RTMP transmitted over TLS/SSL.

Run an unlisted test
Before the public walkthrough, create an unlisted rehearsal. Include the same kind of movement and narration you expect during the tour. Check the preview in Live Control Room, listen for room echo or noise, and, if possible, watch playback on a phone. Confirm the route, image, audio, connection stability, and framing before you invite viewers. YouTube recommends testing and monitoring audio and video quality before and during a stream; encoder setups should be prepared well ahead of the event.
Go live, monitor the tour, and end the stream
- Before starting, verify visibility, title, connection, audio, route, and the camera view for guests or sensitive details.
- Start the stream, walk at a measured pace, and pause at each feature so viewers can see it and hear the explanation.
- Monitor stream health. If you are filming alone, use a second device for chat only if it does not distract from safe camera operation; a helper can manage questions instead.
- When the walkthrough is over, stop the stream in the app or encoder and confirm in YouTube Studio that the event has ended. YouTube advises stopping the encoder after the stream has stopped on YouTube.
Troubleshoot common walkthrough problems
- You cannot start a mobile stream: Check the subscriber threshold, channel verification, prior 90-day restriction status, supported device, and whether live streaming is enabled. If this is the first activation, it may take up to 24 hours.
- The picture freezes or drops: Test upload capacity in the actual rooms, reduce stream quality if the connection cannot sustain it, and avoid moving into areas with weak signal. A download-speed result does not establish upload capacity.
- The phone runs low on power: Start with a charged phone, close unnecessary activity, and use a compatible power bank if needed. Actual battery use varies.
- The tour looks shaky or moves too fast: Rehearse the route, walk slowly, pause at features, and consider a tripod or selfie stick.
- Viewers cannot hear narration clearly: Check the unlisted test for echo and background noise, keep the built-in microphone uncovered, move closer to it, or consider a compatible external microphone.
- The encoder does not connect: Check that the server URL and stream key match the current event, that the key has not been exposed or replaced, and that the encoder follows YouTube’s supported settings. Keep the key private.
- A private detail appears in the preview: Stop before going public, remove or cover the detail, and test the changed framing again. If it appears during a public stream, end the broadcast promptly and review what was captured.

A property tour does not automatically give you rights to music, artwork, television, or other copyrighted material that happens to appear or play in the home. Keep the background free of content you do not have permission to use, and review YouTube’s current copyright and live-stream rules before broadcasting.
