Do not scrape Homes.com without express written permission. Homes.com’s Terms of Use prohibit scraping, data mining, and both automated and manual extraction of Product content. A publicly viewable listing is not automatically reusable. The compliant route is to describe your intended fields and use to Homes.com, obtain written authorization, and use the licensed feed or data agreement they approve.
This guide explains the permission question, the documented feed options, what property fields may be available, how to design an authorized collection pipeline, and how to capture permitted pages without building an unauthorized scraper.
Can you scrape Homes.com?
Not by default. The Homes.com Terms of Use state that users may not “modify, merge, scrape, disassemble or reverse engineer any portion of the Product, or use any data mining, gathering or extraction tool, or any robot, spider or other automatic device or manual process, to monitor or copy any portion of the Product or the data generated from it”.
The same terms separately prohibit copying or exporting Product content into a database or software program, and using content to create a database or product, unless Homes.com gives written permission. That means a script that requests listing pages, a browser automation job that copies visible fields, and a manual process that builds a database can all fall within the prohibited conduct.

What does public visibility mean?
It means a visitor can view the page; it does not grant a license to collect, store, redistribute, or commercialize the content. Robots.txt, slower request rates, rotating IP addresses, or changing user agents do not override contractual restrictions. Do not bypass bot checks, CAPTCHAs, login controls, rate limits, or other access controls.
Where does the listing data come from?
Homes.com support says it “receives a direct listing feed from the MLS” (Homes.com Support). That statement describes Homes.com’s stated source, not a reuse right for you. MLS organizations have their own agreements and display rules. CoStar’s 2025 Form 10-K, filed with the SEC in 2026, explains that MLS rules govern how listing data may be used and displayed and that noncompliance can restrict or terminate access (SEC filing).
The authorized ways to obtain Homes.com data

Contact Homes.com directly before collecting anything. Include your organization, intended URLs or markets, fields, request volume, storage period, users, commercial purpose, and whether data will be displayed or redistributed. Ask for express written authorization and the approved feed, API, or agreement. If an MLS supplies the underlying data, obtain and review that MLS agreement independently.
What the documented builder XML guide covers
The March 2026 Homes.com builder XML guide describes a feed for builder inventory, not a universal schema for every consumer listing page. It names elements for:

- Financial information, including prices and room-count ranges.
- Planned and sold home counts.
- Appliance and fixture brands.
- HOA fees, schools, total tax rates, and special assessments.
- Accurate latitude and longitude for move-in-ready homes.
- Photo captions and 3D tours.
The guide presents “180+” community amenities, “35+” appliance brands, and “420+” interior features as guide claims. They are not independent market statistics and should not be treated as guaranteed fields on every listing or as proof that an API exposes them.
Builder contact
For a builder seeking to submit its own inventory, the guide directs inquiries to the New Homes Feed Team at newconstructionfeed@homes.com. That channel is for feed submission; it does not establish a public scraping endpoint.
How to request permission before collecting data
- Define the use case. State whether the project is internal research, valuation, market analytics, a consumer site, lead generation, or another purpose.
- Specify scope. List markets, property types, fields, expected record count, update frequency, and historical retention.
- Explain handling. Describe access controls, deletion procedures, backups, attribution, and whether any data leaves your organization.
- Ask for the source. Request the appropriate licensed feed, API, export, or builder submission process instead of assuming page HTML is the source of record.
- Obtain written terms. Confirm permission covers automated collection, the exact fields, geography, caching, derived data, redistribution, and termination.
- Verify MLS rights. If an MLS is involved, confirm that your MLS agreement permits the same use and display.
- Test a small authorized sample. Validate field definitions, update semantics, deleted listings, photos, and geographic coverage before production.
Design an authorized ingestion pipeline
Use the feed contract as your schema
Do not infer a schema by scraping page markup. Map the licensed feed’s documented identifiers to your own model. Keep the source record, retrieval timestamp, feed version, and authorization reference with every import. Treat listing status, price, availability, and photos as changeable values rather than immutable facts.
Normalize prices and locations carefully
- Store the original currency and a numeric amount; do not silently convert or round.
- Keep separate fields for list price, range values, incentives, HOA fees, taxes, and assessments.
- Store latitude and longitude only as permitted, and apply the feed’s precision and display rules.
- Preserve room-count definitions because “rooms,” bedrooms, and baths may have different meanings.
Handle updates and deletions
Use the provider’s change indicators or scheduled full refreshes. Record when a listing was first seen, last updated, withdrawn, or deleted. A cache that outlives the license can become a compliance problem even if the records are technically accurate.

The following example processes a file you are authorized to receive. It does not request Homes.com pages and should be adapted to the exact schema and license terms supplied to you.

Capturing an authorized page for documentation
If your written permission allows a visual archive, capture only the URLs and content covered by that permission. Record the authorization ID, capture time, viewport, and retention deadline. Do not use screenshots to evade feed restrictions or to create an unlicensed listing database.

Troubleshooting an authorized integration
“The provider rejected my request”
Check that your written authorization covers the specific purpose, market, fields, and automation method. Ask which licensed route replaces page collection.
“The XML imports but fields are empty”
Compare namespaces, element names, optional-field rules, and code lists with the provider’s current schema. Do not substitute values from consumer pages.
“Prices or availability look stale”
Confirm the feed’s update cadence and whether a record is a snapshot, delta, or cached response. Store source timestamps and honor deletion messages.

“A screenshot is blank or blocked”
For an authorized capture, inspect the HTTP status and ScreenshotNeo’s X-Page-Verdict and X-Billed headers. A bot check, timeout, blank page, or failed load is not a reason to defeat the control; ask the site owner for an approved access method.
“I need to redistribute the dataset”
Stop until the agreement expressly permits redistribution, derived data, public display, and retention. MLS and Homes.com permissions may impose different obligations.
Does Homes.com have a public API?
The public materials covered here do not establish a general public API or licensed research/developer product. The builder XML guide documents a structured submission route, and Homes.com’s terms require written permission for extraction. Is an MLS feed automatically permission to copy Homes.com pages?

Can I keep a local cache after permission ends?
Only if the written agreement allows it. Confirm deletion deadlines, backups, derived data, and audit requirements before storing records.
